As we gear up for the much-anticipated 2024 general election, there's a lot of buzz around the potential change of government. With bookies favoring a Labour victory, it's safe to say that a significant shift might be on the horizon. But what does this mean for our markets? Historically, we've witnessed a temporary slowdown in transactional activity in the build-up to general elections. However, this has always been offset by a surge of activity post-results. So, even with the expected switch from blue to red, we don't anticipate a major disruption in the flow of business in 2024. Regardless of the election outcome, the winning party will face crucial challenges, particularly in the areas of energy transition and housing provision. But here's where things get really interesting. The real game-changer for land and property lies in the trajectory of interest rates. Our projections indicate that we can expect the first interest rate cut of this cycle in 2024, with a further decline to below 2% by 2027. This shift will work wonders in restoring confidence among investors, developers, and house builders alike. It will not only spur a boost in transactional activity but also pave the way for capital value growth across most sectors over the next five years.
