Commercial and Residential Realtor® 🌆 | NC Affiliated with David Hoffman Realty ——————————————————— Former Professional Athlete & Finance Graduate 📈🎓
Despite the ongoing lawsuit with the NAR, it's crucial to understand that commissions have historically been determined by individual firms rather than the NAR itself. David Hoffman my CEO and friend, provides insightful perspective on the potential outcomes of this legal matter. He emphasizes that the shift will likely bring positive changes, primarily in terms of requiring individuals to sign agency contracts before viewing properties. This procedural adjustment promises to foster clarity in relationships at an earlier stage of the real estate transaction process. Drawing parallels to the practices in commercial real estate, where commission percentages are typically communicated through direct inquiries or written documentation, underscores the feasibility and familiarity of such a transition. While it's essential to engage in dialogue with listing agents, the role of residential buyer agents remains indispensable. The focus now lies in consistently demonstrating the value they bring to clients, ensuring their continued relevance and efficacy in the evolving real estate landscape. https://lnkd.in/esShNewr

https://lnkd.in/gvZWdcRt I want to start by addressing the "misinformation" involving the landmark settlement that could impact real estate practices and commissions as we know them. There is a lot of uncertainty out there. And there are tons of people who thrive on that, they love to stir the pot and tell you “The Sky Is Falling.” Here is the important thing to understand: Paying a commission is not going away. Just like in any profession, there are fees associated in working a professional, whether an attorney, consultant, financial advisor, etc. The cooperating commission amount, if offered, cannot be advertised on the multiple listing service (MLS), proposed for this July. There will end up being different places where it can be determined how much commission is being offered out to a cooperating buyers' agent. The amounts may vary, and buyers will either have it negotiated along with the price or in some cases pay all or a portion out of pocket.
