Appraisal modernization efforts from Fannie Mae and Freddie Mac are going to dramatically alter the way appraisers and lenders handle collateral valuations over the next 18 months. A proposed rule from 7 federal agencies threatens utilization of AVMs, with an outsized impact on junior-lien product. American Bankers Association SVP Kathleen Ryan said the proposal will create an unnecessary burden for lenders and discourage the use of AVMs. ICBA AVP Timothy Roy said, “Many community banks simply do not have the personnel or resources to evaluate AVMs based on opaque or unavailable data regarding their valuation algorithms and methodology.” Consolidated Analytics Chief Appraiser Jeffrey Rauland, SRA, ASA, AI-RRS noted the additional detail required by the proposed rule could become very restrictive, making it challenging to originate a compliant second-lien product. https://lnkd.in/g6A_JaGD

This is such a great benefit for lenders because often, you just need that little extra time to collect necessary documents to mitigate a defect. The key for lenders though is to ensure you've implemented a strong action plan to remediate the defect for good!

The market's resilience, diversification of assets, and strong credit performance provide reasons to believe that the crisis can be contained.
