Insurance costs continue to soar, that is of course, if you can find an insurer willing to extend coverage. The increasing occurrence of widespread natural disasters, sky-high inflation driving up the cost to rebuild, and a shortage of skilled labor within the construction industry are some of the main factors driving insurance rates. Even owners with low-interest, fixed rate mortgages with a surplus of equity are seeing profits dwindle as the cost to renew there policy eats away at their bottom line. Multifamily owners - doing repairs quickly will lower your insurance costs. When I’m shopping carriers for a policy, they don’t want to see a property in bad condition. They won’t write for it, leaving you with less options. Less options in the insurance world means higher rates. So when your tenants complain about a leaky faucet, make sure it doesn’t turn into a moldy vanity, then a ruined floor, etc. And when the insurance inspector comes for inspection they’ll say that the property isn’t in good condition. Then I can get you a lower premium and you can make more money. Do we have a deal?
