Gayle Collicutt, our Housing Support Coordinator, sat down with Global this morning to discuss July’s Sleeping Rough Survey, the consequences of renovictions and fixed-term leases, who primarily suffers these consequences, and how we can move forward. The survey, conducted in collaboration with Welcome Housing, Adsum for Women and Children, North End Community Health Centre, Shelter Nova Scotia, Sackville Warming Centre, Brunswick Street Mission, Phoenix for Youth, Halifax Regional Municipality, and the Department of Community Services, was spearheaded by Gayle. She explained that the persistence of renovictions and fixed-term leases are key contributors to the high, quickly growing, number of homeless individuals in the HRM, reflected by one-fifth of the 178 survey respondents attributing their loss of housing to a renoviction or fixed-term lease. “The fixed-term lease practice needs to be abolished, especially when it comes to private market rentals because it’s just a tool now for landlords to bypass the rent cap”, said Gayle. One-third of respondents were involved with child protective services as a child or youth. These individuals aged out of care without necessary safety nets, “setting them up for failure”. To address this crisis of care, Gayle suggested “… we need the government, especially provincially, to look at better ways to support youth when they are transitioning out of the foster care system, because this is a very alarming but not shocking number”. Hi everyone, We at FNX Development wanted to share with you an insightful article that we came across recently. It's about the absence of affordable housing and the rise of homelessness in Los Angeles, one of the most populous and diverse cities in the US. The article, published by Stanford Economic Review, analyzes the root causes of the housing crisis, such as zoning regulations, rent control, and NIMBYism (not in my backyard ism). It also discusses the social and economic impacts of homelessness, such as increased crime, health risks, and reduced productivity. Finally, it proposes some possible solutions, such as expanding public housing, providing more supportive services, and reforming land use policies. Conversations about the “dark side” of development often center around displacement caused by rising rents, but there’s a problem far more pervasive plaguing Pittsburgh neighborhoods, one that often gets overlooked even though it’s right under our noses. Kendall Pelling, executive director of the community development nonprofit Rising Tide Partners, calls it “rotrification”—what happens when decay and blight causes neighborhoods to rot away and become uninhabitable. As he told PublicSource, “Displacement doesn’t just happen because there’s a hot market, and the evil developers come in and buy things up and raise the rents.” Instead, he estimates that more neighborhoods are suffering from neglect than gentrification. Data from Pittsburgh’s Housing Needs Assessment backs this up. The report found that neighborhoods with worsening neighborhood conditions and high vacancy—like Homewood, Larimer, Lincoln-Lemington, and many others—are seeing large losses in low-income populations. Communities are built on the unique factors that bring us together and thriving communities are ones where residents feel safe, secure and connected to one another. The strength and vibrancy of a community are directly tied to the wellbeing of its residents. It’s because of that security and connection that one of the most critical components at the foundation of a thriving community is the access to attainable housing. Housing isn't just about providing shelter; it serves as the very cornerstone of community development, progress and wellbeing. Without it, people can lose a sense of purpose and connection to their community. It matters from the municipality perspective too, because a lack of attainable housing can lead a city to experience population loss, decreased tax revenues, and less demand for community goods and services among many other things. Midland County has a significant deficit of “missing middle” housing, attainable for households earning between 80-120% of area median income. Missing Middle housing development spans across various units attainable for different ages, home sizes, typologies and income levels. Over time and left unchecked, this can lead to decreased political representation or withdrawal of community employers in search of bigger talent pools. Simply put, attainable housing is part of the foundation for community wellbeing, vibrancy and growth.
