Kicking off the week with an update on our project in the Yorkville section of Manhattan’s Upper East Side, 250 East 83rd Street. The 31-story residential tower, Designed by SLCE Architects and developed by The Torkian Group, is nearing completion. The final stages of exterior work is in progress and teams have been focusing on the frontage for the lobby and main entrance along East 83rd Street. RENOVATION DESIGN — With limited properties to purchase, high rates and construction costs in a post-COVID era, the real estate industry in Chicago has faced a fair set of challenges. In this new transitional era of change, we're working with clients to add extra units to their existing buildings, and take advantage of reduced parking requirements with the City’s new TOD district guidelines. A great example is this existing 4-residential unit building we’re currently working on in the Gold Coast / Old Town neighborhood. Our design plan includes creating 4 new units by rearranging each level in order to add 1 front + 1 rear dwelling unit on the first, second, and third floors. Plus a simplex on the 4th floor, and a penthouse with an overhang on the 5th floor. While the property is not historically designated, we'll be focused on preserving its original characteristics in the renovation design process. Projects like this typically require a minimum of 6 months of planning before starting construction in order to create an efficient and approved project. My piece on an excellent Toronto Public Library renovation by LGA Architectural Partners. I have to note, though, that this is a good result from a bad system. The architects are badly paid and the City of Toronto seemed ready to demolish a significant public building.

The neighborhood of Far Rockaway in Queens, NY sought to revitalize a site that through careful planning and design could provide a new gateway into the community. American Hydrotech got involved to provide a solution for the building’s amenity decks by providing our Protected Membrane Roof Assembly with a key component being DuPont Performance Building Solutions' Styrofoam™ Brand Plazamate™ XR Foam Insulation. This new and improved insulation was critical to solve the building's low parapet height and allowed a full assembly to fit within the building requirements. Styrofoam™ XR provides an R-Value of 6.7 per inch, which meant that the total assembly height was reduced, all while maintaining and surpassing required insulation standards. Architecture & Design (Australia) takes a closer look at Invercargill Central, an ambitious city centre block redevelopment on the South Island of New Zealand. Buchan project lead, Daren Alderson shares how the design team met the challenge to sensitively integrate the large-footprint development into the city’s existing context and retain a sense of place. "We examined how the city is experienced at every scale, with attention to character, service provision, walkability and wayfinding. The design team analysed all the site’s existing buildings, looking at massing, floor heights, boundaries and heritage protection. This informed the scale and rhythm of the new builds, which sit respectfully alongside retained heritage facades to merge old and new seamlessly within the existing city fabric. The result is a mix of richly layered architectural forms and materials that create interesting and engaging streetscapes." HILLS SHOWGROUND VILLAGE CONSTRUCTION UPDATE With 2024 well under way, Deicorp’s construction teams have been hard at work delivering the homes that Sydney wants and needs. Our Hills Showground Village project has enjoyed good progress over the past three months, as Luke Fitzgerald, Deicorp’s Site Manager shares in this latest Construction Update. Significant milestones have been reached, with the ground floor 100% formed and poured. Forming has begun on level one, and all six basement levels have been completed successfully. With an average of 1500-2000 cubic metres of concrete being poured each week, we are on track to deliver Showground Village on schedule. Looking ahead, we will continue construction of the podium, extending through to level 2, where the residential towers will commence. Works have commenced on site for a full refurbishment as well as ground, first and second floor extensions to a mid-terrace home in Stoke Newington. A host of issues discovered during the design and exploration stages meant that works have ended being more structurally rigorous than initially planned and a lot of the design decisions have been dictated by the site conditions. In this project more than most form follows function and a structural reason is present behind every design move or material. These posts are designed to give you an insight into some of the types of projects that we get involved in. To find out more visit our website www.keystonead.co.uk Not every project that we undertake has all the elements of a sustainable build, but whenever we are able, we include sustainability as a core focus in every project. In this smaller project, we use sustainable construction materials and improve the building thermal efficiency. This project is based in Cheltenham and involves the demolition of existing garage, construction of a single storey wraparound extension and roof alterations to provide a loft conversion with dormer to rear. The property is a semidetached bungalow that is cited in a relatively large plot away from the main road. We will improve the thermal performance of the building by installing external wall insulation to the existing walls, as well as building a thermally efficient extension. While many buildings are noted for their striking street-facing exteriors, the cladding on the other three sides frequently do a lot of the "heavy lifting" in the building envelope. The project below cited by The Architect's Newspaper, 37 Hillside Senior Apartments in northern #newyorkcity, is a case in point. Designed by Architecture in Formation PC, and co-developed by RiseBoro Community Partnership and Coconut Properties, this nine-story building sits on a sloped, hillside site formerly occupied by mid-century Baptist chapel. The building offers a striking copper panel on the street-facing facade, and it is backed by ROCKWOOL Group insulation. The copper will change color as it oxidizes over time. Because the building puts a premium on #energyefficiency, the other three sides of the building are understandably clad in #EIFS. With the "I" n "EIFS" standing for insulation, EIFS helps the building attain extreme #insulation, #highperformance, #airtightness, reduced #thermalbridging and other components that helped the project earn NYSERDA and Enterprise Community Partners ECG designations. Moreover, EIFS was a logical choice for this building because it addresses the goal of #costcontrol and #affordablehousing too. EIFS is much more #costeffective than #legacy building materials, and RSMeans Data from Gordian reports that an installed #brick wall costs 58% more than an installed #EIFS wall on a new apartment building in #manhattan, and an installed #curtainwall costs 32% more than EIFS. With #continuousinsulation integrated into a singular wall system that can mimic brick, #stone, #metal, #wood, #stucco and #multiplematerials, there has never been a better time to consider EIFS for a #newconstruction or #retrofit project. #eima #housing #construction #design #affordability #performance #climatechange #carbonemissions #engineeredsolution #modernbuildingmaterial
