Morning all. RAAC is very much in the news at the moment and its existence is leading to schools and other public buildings being declared dangerous. Collapse without warning has also occurred. DAC Beachcroft did a brilliant webinar/podcast, which I attended and is well worth a look. Link below. However, for a very brief overview, RAAC is a type of concrete that was a bit of a cheap fix with a 30 year lifespan used from the 1930's to the 1990's. In short, it is reaching the end of its lifespan and is wearing out, dependent upon exposure. It looks like a grey Aero bar, it is porous, it might be hidden behind plasterboard for example, it is only 10-20% of the strength of traditional concrete and is vulnerable to adverse weather conditions. An expert needs to assess it (structural engineer) and if it collapses injuring people, health and safety at work act law applies to both employees and non employees. Potentially big fines and big civil claims. https://lnkd.in/eyUsA-6Q
