How do I get a property as many views on Zillow in one week as similar homes get in 2 months ?
I'm not telling! (mostly bc I'm too lazy to finish writing it up right now 😂)
The stress of listing a property for the *first time* as a seller … and also being the listing agent… LOL!!
I'm definitely appreciating the additional insight it's giving me into the seller client's experience, for sure !
For your consideration : A Brick House, Ranch no basement. Everything on one floor. 3 beds 2 full baths, 1637 sq ft on a 0.27 acre lot. All appliances included and a home warranty to boot. Large backyard fully fenced. Tranquil and copacetic neighborhood that's quiet day and night. Close to parks shopping and public transportation and highway (like, ridiculously close, drive to DT Cleveland in 15 mins)
Home needs some updating but everything's been kept-up and it's move-in ready. Put about 20k into it in 2021 to fix some delayed maintenance and update some flooring, fresh paint, couple electrical updates or other punch-out items, etc. Furnace and A/C both 2011; both have been serviced recently and A/C was recharged in 2022. Was owner-occupied until 2020. The home was inspected by the Parma (CMHA) housing authority inside and outside in 2021 and approved for a voucher tenant at that time. After that, it was rented most recently at a market rate of $1600 for the past two years.
Le "petit-plus" is the amount of storage space : There's room for outbuildings in the large backyard, or, even, a pool. In the home: there are his-and-hers closets in the primary bedroom, a linen and coat closet in the hall, two large storage closets in the 1st floor laundry, *and* the unfinished attic (non load bearing) has subfloor installed giving you 1000+ sq ft of storage space up there !! And the plot across the street is owned by the city of Euclid.
and I'm sure they would love to stop mowing it :)
