Retail real estate fundamentals are on solid ground as the market heads into the second half of the year, according to experts in this space, who point to strong occupancy levels, limited development and other factors. They also discuss a range of other topics, including the importance of strong balance sheets in the current environment and what to expect from an M&A perspective.

There are multiple signs a landlord of retail property might look at to decide whether a potential tenant is suitable: credit strength, industry trends, type of offering, national versus individual entity status, pre-existing financial results, and more.

According to a recent report from JLL, robust consumer spending, as well as record-low total retail vacancy, led to a combined 3.3% growth in asking rents in prime retail corridors from 2022 to 2023.

Retail real estate fundamentals appear to be holding up at mid-year, with demand for space remaining solid as supply continues to be constrained. Meanwhile, consumer spending patterns and retailer distress are among the issues to watch in the months ahead, in addition to changes in retail space utilization and the potential for REITs to take advantage of market dislocation. I admit this is a simple #chart, but I was looking for something to illustrate the continued demand for #retail, in a time when there's very little new #development. This shows year-over-year and year-over-four improvement in the #availability rate of our tracked retail set, the former being 140 bps lower than pre-pandemic times.
