These include: (1) Does the house have impact windows? (2) Does it have a concrete roof instead of a sloped roof made of wood trusses and finished with tile or shingles? (3) What is the cost of the homeowners' insurance now for this property? (4) Is the house in "move-in" condition or will it require substantial renovations and what will that cost? The cost of insurance can vary greatly from a property that has impact windows or a concrete slab roof to one that does not have either of these items. People often underestimate the costs of remodeling a property. It is important to get an idea before purchasing a property. My son, who is a full-time realtor, could not dispute the appraisal on the house he was selling for a client. So the client who was offered a substantial amount over asking price would have to take less money. It was a very unfair process. Basically, the appraiser dictated the price. So this action by the FHA and FHFA is welcomed news.
