Colleges need more housing and, when used correctly, modular units have proven to be an effective solution to the student housing shortage. Marissa Kasdan, KTGY director, research and development, spoke with OFFSITE Builder Magazine about her Mod Hall student housing concept. The uniformity of student housing projects makes modular design an advantage, where all units can be built to the same standards and installed faster than traditional construction. At what point will demand meet supply and rents decline? UCSC has 3000 residential units planed for the campus, Cabrillo and UCSC have 624 units planned for the Aptos campus and in the City of Santa Cruz, in addition to what has been built in the last three years another 2400 units are being planned at various locations. Round to 6500 units, with the private sector developers projecting $2400.00 a month for a studio and over $4000.00 per month for a three bedroom. Make no mistake they need these rent levels to support land and construction costs, and without the projected rent levels they cannot build or sustain.   When do we run out of single people with the ability and willingness to pay $2400.00 for a studio. Let us not forget that our market is not in a vacuum. Santa Clara County provides the jobs for many of our young professional population and historically they have also competed with rental units. They also are developing with abandon.

University of Cincinnati Board of Trustees advances $100M student-housing development - The board voted unanimously to approve $15 million to fund the design of the project in partnership with the Clifton Heights Community Urban Redevelopment Corporation (CHCURC). The project is expected to cost $100 million in total, according to a request for qualifications (RFQ) document the university submitted in December 2022. Construction is expected to begin in 2024 and be complete by fall 2026. “The planned development in the Clifton Heights neighborhood will be a gateway to our campus from the southeast and will provide 1,200 more beds for our students,” Pat Kowalski, senior vice president of administration and finance at UC, told the board. The sites sit between Calhoun and McMillan streets west of Vine Street and east of Ohio Avenue. The first site, “Block 1,” is the large, vacant slope of land on the west side of Scioto Lane. The second site, “Block 2,” comprises part of the block east of Scioto Lane. The early designs show four residence halls above structured parking with a built-in gym and half basketball court in the easternmost building.  UC is desperately in need of more student housing as its record-breaking enrollment continues to grow and more students desire to live on or near campus. The university projects demand for student housing is expected to rise by 25% through 2030. UC is also moving forward with the Bellevue Gardens redevelopment that could add 450 beds at the corner of Martin Luther King Drive East, Eden Avenue and Gerard Steer in Corryville.
