NEW CASE STUDY: We have recently completed an upgrade of the Fire Alarm and AOV panels at this fantastic building in London. We rewired the existing non-compliant equipment, and we replaced it with an Advanced MXPro panel and Apollo Fire Detectors devices. The AOV controls have been replaced with Teal Products SCP800 control panels with a front-end HMI. So, we use potential-free contacts to indicate whether the aircon is either on or off and to display errors. This type of contact is also applied for remote operation of the device. Artidor uses protection method Ex ic ‘intrinsic safety’ on electric circuits that operate the coils of the relays. The contact side of the relay is protected by applying protection method Ex mc ‘encapsulation’. Does all this sound too technical? At some point we need to talk about how we may need fire department impact fees (for better radios) than testing buildings and retrofitting them for BDA equipment when they are just about complete. Lots of cost and delays wrapped up in this uncertainty during development.

In my previous post on terminating the End-of-Line at the last detector device, https://lnkd.in/ggDKGQ53, the very essence of that good practise is essential to life and property safety to mitigate fire risk in buildings. Most buildings I attended to with conventional fire alarm systems had this foolproof system of bypassing devices or terminating the EOL at the FACP zone. Fire alarm panels have many inputs and outputs points[volt free contacts]. Also they have as such 24V D.C supply to activate or power Extra Low Voltage(ELV) device - CCTV cameras, illuminaires etc. The outputs can also be interfaced with repeater panels or annuciators to give an operator limited access to the main FACP functions such as silencing the alarm, locating the fire zone[Addressable system]. Other outputs[Alarm output/Fault output] can be used for remote monitoring. When life & property safety is prioritized, it is expected that the FACP is always in "green🟩" state, that is healthy or normal condition and all devices are working optimally. Thus a wiring or design that bypasses[disables] some devices due to repeated fault or poor #maintenance is likely to cause a false alarm or avoidable fire incident. #maintenance #firesafety #alarmsystem
