Are you aware of BS9999:2017 appendix W? It recommends that all fire dampers should be tested and inspected at least every 12 months. Why is this so important? Regular inspections can save lives. Poorly maintained ductwork and fire dampers can be deadly in the event of a fire. If an employee or tenant dies due to this negligence, those responsible could be held liable. Five of the most common fire damper issues highlighted during testing Fire dampers are an essential element of any fire containment system. When temperatures exceed a certain level, they close to prevent fire and smoke from spreading. A faulty damper will seriously compromise your fire containment system, allowing flames and smoke to pass through a barrier and spread more quickly. This can lead to major damage and even threaten people’s lives. That’s why regular testing is essential to highlight any issues that need addressing. Here is the first of the five most common fire damper problems. 1) Incorrect installation This could be for several reasons, including: · the damper is the wrong type for the application it is to be used for. i.e. there are different fusible link dampers for brick/concrete walls and floors which have a different frame to those used on partition walls. · other services use the same penetration as the damper. Unless the damper manufacturer’s installation guide says differently, the installed fire damper should not share a penetration with another damper, unless the gap between the two is as per the manufacturer’s instructions. Cables and other services should also not share the same penetration. · the damper has been installed upside down – if that’s the case, then gravity will work against it and it won’t close. · breakaway joint – designed to relieve pressure on the damper during a fire, the breakaway joint allows the connecting section of duct to drop away from the damper leaving the damper securely in place in the fire compartment wall. This breakaway joint should be fixed in position in accordance with the fire damper manufacturer’s installation instructions. In most cases this is with aluminium rivets. Dangerous occurrence, furnace bulged due to low water. Factors that may contributing to this event are; 1. low water alarm did not work properly 2. low water fuel cut off did not work accordingly 3. water pump is not in good working condition 4. boiler water leaks somewhere. 5. oversize safety valve. 6. negligence from PIC 7. level water gauge not constantly monitored 8. poor water treatment and other factors may be contributing to this dangerous event as further investigation needed.

To date, no one has died in a UK home fire that was protected by a fully maintained sprinkler system. Fire dampers are just as crucial as sprinkler systems but aren’t as high-profile, partly because they aren’t visible. But what are fire dampers exactly? ❌ Myth: Fire extinguishers only last for 10 years ✔️ Truth: This myth may have come about because of recommendations from organisations to replace extinguishers every 10 or 20 years. In truth, neither of these is correct, since a unit in impeccable condition can last beyond this timeframe. While they can last beyond 20 years, not many will survive general wear and tear, leading to corrosion, cracks, nozzle issues or broken handles which compromise the unit. For this reason, regular maintenance and replacement of all your fire extinguishers is recommended.
