Construction is expected to commence in the fourth quarter of 2024 and be completed by the end of 2025. Lovett Industrial has broken ground on Orr Road Business Center in the North Graham submarket of Charlotte, North Carolina. The park will consist of two Class A industrial buildings totaling 282,000 square feet. Last week, our company's annual conference in Houston, Texas, was truly inspiring. We were privileged to hear insightful presentations from Dr. Mark G. Dotzour of the Real Estate Center at Texas A&M University, Curtis Spencer of IMS Worldwide Inc., and Haynes Strader from Skybox Datacenters. The social outing to the Astros game and the delicious dinner was a great way to unwind and connect with colleagues from our Los Angeles, Dallas, Washington, DC, and Atlanta offices. We left the conference feeling energized and motivated to continue making a positive impact in our industry.

Lovett Industrial and PCCP have broken ground on Stafford Logistics Park in the Greater Southwest Houston submarket. The park will consist of two class A industrial buildings, totaling 785,000 square feet. It will feature a 520,000-square-foot cross-dock warehouse and a 265,000-square-foot front-load warehouse. The project is currently being built on a 40-acre site, with 190 trailers and 380 car parking spaces. We expect to complete this project by November of this year.
