Fingers crossed planning permission is granted soon

The #coffee space has evolved significantly and is very competitive. ☕ The post-pandemic acceleration of drive-thru focused concepts is leading to significant #development of these small format sites all over the U.S. They crush it on sales and margins. However, this can be dangerous for real estate investors, especially when you have to replace/reposition a property. We priced this opportunity in a much lower rate environement and with less data on how this new concept would trade. Our focus when evaluating something new: is on rent and replacability. Along with total rent vs. performance. This high traffic corridor has signficant new development along with the property having strong residual value, sitting on a large parcel. Not a quick up and down, this required significant education on the space and tenant. Foxtrot and Dom’s Kitchen & Market collectively operated less than 40 stores in just a few markets. The former was just a decade old, while the latter’s first location hadn’t even celebrated three years in business. But when the news hit last week that both retailers, which merged last fall under newly formed parent company Outfoxed Hospitality, had ceased operations, the outpouring of shock, grief and frustration across the industry was enormous. It’s not clear what led to the demise of Foxtrot and Dom's — two retailers that that had seemed so promising. What is clear, however, is that Foxtrot and Dom’s were operating during a tough time for upscale, innovative retailers. Their downfall comes as both consumers and retailers are feeling more pressure than ever to cut costs, pare down and focus on the essentials. Indeed, we’ve entered a period where creative new retail ideas will struggle to flourish against the raw power of large players and the grinding need for efficiency — and it’ll likely only get tougher from here.

🚫 Today's Discovery: The "No Hawkers" Sign 🚫 While out on appointments today, I came across a sign that read "No Hawkers" and was curious as to the history behind this phrase. Traditionally, "hawkers" refers to individuals who travel about selling goods, typically with loud advertising. This term has roots stretching back to the Middle Ages, where hawkers played a crucial role in rural commerce, bringing goods and news to isolated communities. However, as cities grew and retail shifted to more established storefronts, the presence of hawkers began to clash with the evolving urban landscape. The "No Hawkers" sign is a relic of a time when businesses and homeowners sought to deter these itinerant vendors from soliciting in certain areas, aiming to maintain privacy and reduce the disruption caused by the often loud and persistent selling techniques.
