The construction industry is known for its highly visible and impressive accomplishments, but also for its rough and combative culture. Driven by competitive bidding and the perpetual pursuit of time savings, this sector assumes a rapid, high-pressure identity, often manifested in a harsh work environment. At first glance, this environment might suggest efficiency. After all, assertiveness gets people out of the way and gets the job done fast. Some reflections on the Construction Playbook this morning, thanks to Institution of Civil Engineers (ICE) for the roundtable invite and to Robert White for sharing this John Ruskin quote: “It's unwise to pay too much, but it's worse to pay too little. When you pay too much, you lose a little money - that's all. When you pay too little, you sometimes lose everything, because the thing you bought was incapable of doing the thing it was bought to do. The common law of business balance prohibits paying a little and getting a lot - it can't be done. If you deal with the lowest bidder, it is well to add something for the risk you run, and if you do that you will have enough to pay for something better.” It reminded me of a recent lecture we had from University College Dublin on negotiation strategy, it is advisable to bundle criteria (MESO – multiple equivalent simultaneous offers) and gain consensus via ‘log rolling’ i.e., make low cost high value exchanges, to expand the pie and not leave value on the table. Integrative negotiations create value and expand the pie, rather than fighting about how much of the pie individuals can get for themselves. “Protect your interests but be flexible about how they are met” – knowing that if the “pie split” at the end of the day is unfair, you’ve damaged the relationship for the next outing.
