The Point Utah has come up in dialogues over the years, and I couldnt be more excited to see it progressing towards starting to work on the backbone infrastructure. I think they have done it right - taken their time and planned with substantial public and stakeholder input, and with numerous contiguencies to adapt to possible scenarios that may play out. Let’s talk about what it is, and what it will do for our community (prepare for my lengthy post for 2023): It’s a remarkable project with substantial community input at all levels. I love that it includes a variety of housing options for a variety of lifestyle and afforadability needs. Residential, mixed use, office nested and flowing into each other. Additionally, it is conscientiously “bridging” the east bench and the west side with regards to job and housing opportunity. The renderings are beautiful and inspiring. It is futuristic and innovative, with a focus on renewable energy. It’s mindful of existing transportation corridors along the Wasatch Front and it’s West-East arteries, and considerate of currently unmet demands and future demands. It is also prioritizing integrating a university-research presence in the area for job retention and creation, and so much more. #utahcre #cre

Preliminary 2024 net new construction in #RiverFalls is 3.58 percent! This number is comprised of a 7.60 percent increase in St. Croix County and a 1.15 percent increase in Pierce County. #THProjects in the News: We're breaking ground! Clearing has begun in the first parcel of Camp Davis Industrial Park (CDIP) Phase III. Thomas & Hutton was selected to perform the due diligence and prepare the exhibits alongside Terracon, Cape Fear Commercial, Ingram and Company, and Weston Lyall, PE, PLS. Due diligence will help determine whether developing the property as an industrial park is feasible and, if so, to what extent. The regulatory phase will assess concerns such as prior contamination or other environmental factors, geotechnical attributes, wetland delineation, cultural and historical impacts, and endangered species. There was a critical need for infrastructure in the southern part of Onslow County due to the area's growth, which will continue because of the roughly six million square feet of industrial buildings forecast for CDIP, and the thousands of new homes and jobs Phase III will create demand for. We recently received the pre-app response for this Green Belt site in open countryside within Bromsgrove District. The site comprised a series of traditional barns in various states of repair. The development would require some conversion, some repair and one wing re-built to form the third of four homes; essentially the erection of a new dwelling in Green Belt. Some parts of the proposal, including the re-building works, represent inappropriate development in the Green Belt so it was great to read that the LPA agreed with the very special circumstances we presented and offered the reassurance needed to proceed with an application. Not every barn is worth saving and context is important. Those that are often need a lot of work, including repairs and rebuilding. Its good to see an LPA consider the wider benefits of retaining our historic buildings, even if that does mean accommodating development that doesn't fit neatly into a policy box. #greenbelt #barnconversions #opencountryside #worcestershire #bromsgrove #planning #heritage #nondesignatedheritageasset #veryspecialcircumstances #vsc
