Located in the heart of UMN's Greek Row, this development will offer a range of living options from studios to five-bedroom apartments, along with unparalleled amenities - including a resort-style pool with a jumbotron and a rooftop hot tub overlooking Minneapolis. We know just how quickly progress is being made on site, but it's always satisfying to see it in the blink of an eye. 👀 Our Evercam - Construction Visibility shots from March last year, compared to just last week show how far teams have come in little over twelve months. 🏗 Both buildings have shot up. 🏗 The bridge was installed last November - connecting both buildings seamlessly. 🏗 The facade is almost complete - around 1,000 intricately designed aluminium and glass panels have already been fitted to the exterior of The Forum, each weighing about 500kg. These numbers reflect more than just statistics. We are proud to work with Estes Construction and all subcontractors, who have ensured a safe environment for construction to continue without incidents. The safety of all on site is our utmost priority. . 🛡️ 19,900 hours completed by dedicated workers who have battled heat and challenging conditions within historic buildings, meticulously saving and inventorying each historically significant piece and rehabilitating historic windows. It’s solid, hard work, but the rewards are immense as we witness the transformation into 51 new apartments. . 💬 The saying, "they don't build 'em like they used to" rings true in the hallways of Shimer Square. The Origins of Efficiency: When Was Modular Construction Invented The concept of modular construction, celebrated today for its efficiency and versatility, can be traced back to the 1830s. The first recorded instance of modular construction is attributed to a London carpenter named John Manning, who crafted a prefabricated home for his son. This groundbreaking project involved the construction of various home components in advance, which were then shipped from England to Australia and assembled upon arrival. It marked the initial step in a journey that would revolutionize the construction industry. Modular construction experienced a surge in popularity during the 1840s California Gold Rush in the United States, as it offered a swift and efficient method to meet the demands of the booming population. The approach gained further recognition when it was employed to construct the 'Crystal Palace' for Britain's Great Exhibition of 1851. The technique's efficiency was further demonstrated during World War Two when it was used to create prefab structures. After the war, it played a vital role in the rapid reconstruction of homes. This historical journey, characterized by innovation and adaptability, laid the foundation for the modern modular construction industry, leading to the establishment of organizations like the Modular Building Institute in the United States. Our Mary Ward Legal Centre project was featured in 'First Look' in the Architects’ Journal last week. A disused 1970s four-storey office building in Stratford - previously known as Queensway House - has been transformed with a vertical extension of two extra storeys and a full refurbishment to cater for the expanding needs of Mary Ward Centre, a century old adult education charity. Mary Ward obtained a loan from the 'Skills for Londoners Capital Fund' to renovate Queensway House. Environmental considerations were crucial, requiring the reuse of the existing frame for funding approval. The two additional storeys are constructed using steel framing and concrete slab on metal deck. New steelwork strengthens the existing slab and columns, left exposed to highlight the interface between the new and existing structural modifications. An exposed structure suited the budget and low carbon design goals. We implemented a rigorous process of investigation, calculation, and verification to ensure we designed an efficient building and avoided the use of unnecessary materials. Working with the existing structure we aimed to minimise interventions, collaborating closely with the design team to utilise the buildings capacity where possible. This involved numerous design iterations and close collaboration. The frame was fully modelled in Revit, our technicians used the EOC ECO2 plug-in to calculate the volume of new material and the Structural Carbon Tool for CO2 amounts for individual elements. The refurbishment option demonstrated a 40% reduction in embodied carbon when compared to constructing a new building, excluding demolition of the frame, with the refurbishment and extension meeting LETI's targets. Mary Ward Centre provides services to 5,500 students every year. The opening of this building marked a significant milestone for Mary Ward and we're delighted to have been involved.
