Coby Leftkowitz, Principal & Co-Founder of Backyard. As a trained urban planner, Coby L. left has no qualms sharing his thoughts – backed by volumes of research and writing – on what it means to build in an “enlightened” way. And if you ask him what all the best neighborhoods have in common, he’ll tell you: housing dense enough to support local businesses that make you want to walk around, but not big enough to overwhelm you and rob an area of life and energy. However, in an industry driven by returns on investment, it’s not so easy to eschew size and scale for design philosophy. That’s exactly why Coby, together with his partners, Roee Gold and Gabriel Freifeld, founded @backyard with the goal of building at a scale they refer to as the “missing middle.” To date, Backyard has fully completed one project, with a second under construction, a third – their largest yet with 12 units – in pre-development, and a fourth on the horizon. However, it hasn’t all been smooth sailing, with key challenges around raising equity for “missing middle” development and accessing debt for projects that don’t fall cleanly into the buckets of single-family or large-scale multifamily housing. We sat down with Coby to discuss his career, urban design, and the challenges ahead as he works to improve the social fabric and built environment in neighborhoods across the United States. Something doesn’t add up with this report or the way city money resources is being managed. How is it possible that only 2,000 residents benefit from a 471 MILLION Dollar Investment from the city? That comes at a rate of $235,500 per resident, with that budget per person the city may as well just buy those 2,000 each a house for themselves. Not a sustainable scenario giving houses away, but given this budget/per resident management scenario, given each a house would benefit not individuals but families with that same money: 2000 x 2.42 (average household- NYC) = 4,840 residents benefit. Support instead the down payment of a house instead with 47K EACH; and multiply that number times 5 = 24,200 residential grateful and happy with the city about the opportunity to own their own place. Same budget, more business activity. More people happy. Less housing problems. At a rate 230K / Person, TRILLIONS of dollars will be needed to help the millions who actually require attention throughout the city alone. This doesn’t seem to be a sustainable path to resolve a housing crises in a million years. #valueengineering #valueinvesting #budget

A Seattle architect and middle-housing advocate offers recommendations in this detailed op-ed so the recently released Washington State middle housing draft model code can better support middle housing production. Insights include: 📍Using lot coverage calculations instead of FAR and boosting allowed size slightly above SFR would help more middle housing projects pencil out 📍Small apartment buildings are the least expensive, greenest and most viable middle home type–a model code that works for these will also work for ownership townhomes. Recent press about challenges facing the development of much needed housing in Massachusetts has us thinking about the public approvals process for some of our past projects and what can be accomplished when developer, city, and neighborhood goals align--in the right economic environment. Completed in 2016, The Tremont set a new precedent for market-rate housing on Mission Hill, infilling an underutilized site, building on the residential character of the neighborhood, and strengthening the commercial nature of Tremont Street.
