Originally built for Office Depot, but purchased after having office occupancy for multiple decades, we’ve now successfully transitioned the project back to retail. This all was the result of helping Treehouse land in a new office, but requiring downsizing post-pandemic. We love thinking creatively and delivering on a vision. Look for continued changes in the neighborhood with sweetgreen and Snooze an A.M. Eatery anchoring a new development adjacent to our property.

Imagine a downtown where interesting and beautiful places keep you wanting to walk further, to see more and experience all of the diverse activity that surrounds you; (kinda like the feeling you had the first time you visited City Museum). I envision a place where people would prefer to not have a car when living in or visiting downtown because of how it takes away from the vibrant experience and sense of adventure one gets just from being there.
What if we rebuilt downtown to be a fully livable, self-sustaining community that has everything one needs for a happy and healthy life, (like groceries, parks, schools, jobs, etc.) all without ever needing to get into a car?
But let's not stop there. What if we built a place that was truly invigorating... a place that daily inspires creativity and sparks the innovative and creative juices waiting to be unlocked in each of our brains?
We can use lessons learned from neuroscience to inform how we create such a place that stimulates our neurons. We can even tap into the brain hacks that gaming and social media companies have used to design this place by creating a compulsion loop that:
1. triggers interest,
2. provokes action (i.e., walking one more block, checking out a store/event/piece of art, etc.),
3. provides a variable reward (things change and you never know what you will experience from one day to the next), and
4. entices an investment (time, money, talent, etc.) back into the community so that each resident or visitor can leave their finger print on the place - which then triggers the interest of the next person.
Let's not make the mistake of thinking that we need to build back what once was, (i.e., a central business district where people come for their 9-5 and little else).
Downtown hitting "rock bottom" is our chance to build something entirely new and different. It's time to think outside the box.

The root of crappy leadership is fear.
Over eggs, toast, and coffee this morning, Asim and I talked about what it takes to gather a group of people and get them moving toward a positive, unified goal.
Clearly one of his strengths because he's done several times in his career, Asim reminded me of the power of understanding the collective benefit of working together when we just decide that's what we're going to do. I saw many examples of bravery, excitement, and success from his experiences.

These regional issues are the same issues I see within many organizations. They're because a leader and/or group of people are operating from a place of fear.
Fear keeps people and organizations not just stagnant, but eventually dry and dusty places where life used to be.

The journey behind the Hulen Professional Buildings' transformation in Fort Worth, Texas. Our mission was clear: to breathe new life into these medical buildings, achieve full occupancy, and elevate the shopping center's value.
Under my guidance, we revitalized the space with fresh paint, new fascia installation, fencing upgrades, updated signage, and vibrant landscaping. We attracted the right medical tenants, increasing occupancy from 75% to 100%.
The outcomes were truly remarkable – the shopping center's exit value surged by over 50%, vividly illustrating the efficacy of our project.

Queensland City Councils will find this interesting; vacant shops must bring about loss of Rates and Taxes and misallocation of land to retail property!
According to the CEO of Australian Retailers Assoc. there are 38,500 vacant shops in Australia. Online shopping is affecting footfalls and sales.
Assuming on “average” that shops equate to 200.0 sqm, it means Australia could have 7.7 million square metres of empty shops. Given higher interest rates must reduce money supply and cause further contraction things will get far far worse.
From my experience, at least double that might have their lights on but are in trouble.
In the USA for example, Credit Suisse predicted in May 2017 that 25.0% of US Malls would close by 2023 https://lnkd.in/gsUDzpAK That is occurring right now.
Our valuable retail software to #evaluae a #reasonable#rent for #ONE#retailshop if it was embedded into Industry Decision-Making would have prevented much of this massive #mismatch of #businesscapital to #propertycapital hence #oversupply. Look forward to talking to delegates.

Its huge windows let sunlight stream inside and illuminate a large, multi-level common area. Professors and students mingle around the bright, open space. Groups of professionals wearing slick business attire are ushered through the impressive space to private executive conference centers. Clusters of students utilize the large study pods to collaborate on projects. The delicious smells from the international café fill the space with warmth and invite the occupants to stay and eat.
This isn’t the Google or Apple headquarters, it’s the brand-new Robert and Avron Fogelman Business Complex. This vision for the newly renovated Fogelman College of Business & Economics, University of Memphis (FCBE) will soon be a reality.
The renovation of the FCBE buildings is not just about updating the bricks and mortar; it acts as a bold promise to continue shaping the future of business education, and the Memphis community, for the better.
