Maximizing Income, Minimizing Expenses: Winning in Las Vegas at Personal Finance and Healthcare Real Estate 🏆💰 Whether your favorite sport is football, foosball, or fútbol, you can’t win the game without both a good offense and a solid defense. As Bear Bryant said, “Offense sells tickets, but defense wins championships.” This principle applies equally to business and personal finance. While it’s true that some expenses are unavoidable, focusing on my strategic approach to healthcare real estate savings can have a significant impact on your personal finances and your healthcare practice's bottom line. Case Study: Client #1 One of my clients was leasing space in a multi-tenant building, was considering relocating her practice or purchasing her existing leased space. Upon reviewing her lease, we found she was paying rent on the entire building (6,000 sq. ft.) instead of just her 4,000 sq. ft. space. This meant she was paying for an extra 2,000 sq. ft. her practice didn’t occupy, resulting in unnecessary expenses. For illustration, let's use a $15 per sq. ft. lease rate over a ten-year term: Incorrect Lease: $15 x 6,000 sq. ft. = $90,000/year x 10 years = $900,000 total rent Correct Lease: $15 x 4,000 sq. ft. = $60,000/year x 10 years = $600,000 total rent My client was overpaying by $300,000! This honest mistake, unnoticed by multiple professionals, highlights the importance of a detailed lease review by me, your healthcare real estate broker. This is a classic example of poor defense. Case Study: Client #2 Another client, nearing lease expiration, had several negotiable terms reviewed. The tenant improvement allowance, for instance, was $10 per sq. ft. lower than it should have been. For 3,500 sq. ft. space, that’s a $35,000 shortfall. This scenario underscores the value of hiring me, a specialized healthcare real estate broker who can save significant amounts by addressing minor but impactful terms.
