Why should I invest in the South East Valley? • It is all brand new! I don't think that anyone would argue with me that the South East Valley is the hardest area to invest in right now because it's all brand new! • Everything we are seeing are pad sales or built to suit. That is hard for a smaller business, so we're seeing a lot of the big guns coming in. Deep pockets and mass dollars. The smaller or local businesses want in on the success and demographics, but getting them in there right now is nothing short of difficult! • Why?? Where are we talking about? We're talking about Chandler, East Mesa, Queen Creek, Gilbert and why - is because people are moving into the east valley in droves! East Mark is still selling out in record amounts with values going up and up and up. Gilbert and Queen Creek both saw 20% housing cost growth last year and with both consistently being rated in the top 10 places to live in the USA, that won't stop. • Big business is coming in and the jobs that come with it. One drive on the south loop 202 and you'll see Sigler HVAC, Cavu Aerospace and Dexcom. Intel is spending $20 Billion dollars on their Chandler expansion that will bring in over 3,000 high paying job. • As you can see.... no slow down in sight!! 🎢 A Thrilling 6 Months at The Steele Group A few weeks ago I finished an incredible 6-month co-op experience at The Steele Group. The knowledge, experience, and wealth of opportunities that I was blessed to find here were beyond my expectations. I witnessed exceptional leadership under Steele Divitto, developed versatile experience across CRE, and had the chance to build leading edge financial models under Pete Rogers that are impacting the current CRE landscape in Boston today. The convergence of rising interest rates, growing vacancies, and withering rents has created a CRE outlook that is poised to redefine the Urban fabric in the years ahead. Let me tell you about my journey: GROWTH ↗ Starting in August, TSG was operating out of a small temporary co-working space in Downtown Boston. The business was pivoting around occupier services and primed for a big jump. Fast forward to October and we were sitting on the top floor of the Oliver Street Tower in a state of the art space looking out over the city. The Steele Group had just acquired the project management firm Anchor Advisors, and hired Pete Rogers to develop a Capital Markets strategy. Within one week the entire structure and environment evolved. EXPERIENCE 🏢 The experience provided to me was like a birds eye view over the entire commercial real estate industry. Due to the diverse nature of TSG's business, I was able to operate and experience multiple different fields. Work ranged from creating surveys and conducting site tours on the leasing side, to writing zoning reports on the project management side, to developing complex financial/market analysis models in excel, and even building marketing campaigns for business development. I built skills in all facets, but I also developed relationships and gained perspective that began to shape the way I viewed industries. LESSONS 👨👦👦 The Steele Group revolves around a people-centric approach. Nothing is as valuable as the genuine relationships and connections developed through doing business. But not just through doing business.... I witness countless times where Steele Divitto went out of his way to encourage or assist someone with no apparent incentive. "not every interaction is a transaction", is a phrase that I heard on multiple occasions describing his approach to business and life. Not only does this approach yield far more results than the alternative, but it provides fulfillment and purpose that cannot be overvalued. 🔨 Keep hammering. No matter how monotonous a task may feel. No matter how boring and repetitive it may be, there is value in learning to do these things correctly and consistently. These small and simple tasks are often the ones that are overlooked and under practiced, and they are also the ones that can provide the most results. I want to thank everyone at The Steele Group and Anchor Advisors for this opportunity, and I am looking forward to continuing at TSG part-time this semester!

For years I worked with communities that said – we just need to recruit the next big business and everything will be fine with our economy. Except then they either couldn't recruit a big business because their economy was so weak no one wanted to locate there, or they recruited a business, gave them tons of tax breaks, and loss all those jobs within 10 years.
