Is it fair to assume your optimism should be comforting Jay Powell NOT to reduce interest rates? You mention "interest rates are starting to come down", which is not yet the case, but apparently Blackstone doesn't really need it to already lean in. One 0,25% rate cut at year end (if at all) does not move the needle of your investment thesis does it? If for example you look at investing at AI datacenters. NVDIA doesn't suffer from higher interest rates. And zombie companies that do, have no sustainable business model. Howard Marks articulated very eloquently in his memo "Easy Money" the curse of Central Banks dominating financial markets since 2008 and its negative consequences, as there are no free lunches. Also Citadel's Ken Griffin mentioned it in the podcast with Nicolai Tangen: "Would you have thought the US would be near full employment, facing >3% inflation, and being on a massive spending binge and applying massive, massive fiscal stimulus? Instead, try to pay down debt for the inevitable rainy day". The latter is also in the interest of Blackstone no? Just like the opportunity to benefit from normal economic cycles, which is your edge.

Headlines vs reality. …big difference. Interesting to think about which narratives BX leaders would say are the most divergent.

‘Time to lean into’ CRE is today is an alluring narrative and one that is being touted by the asset gathering crowd. Blackstone was once a nimble manager who could and would go against the crowd to produce outsized returns as in the 2009 period that JG refers to when he was a young whipper snapper and went long when everyone else sat and watched. Today Blackstone is an institution, too big to be nimble and has succumbed to ‘group think’ without even realising it. All beta at Blackstone, little to no alpha.

Stop buying up all the real estate or start giving it away to families that need it. You can’t serve two masters. It’s either money or God.

It's a great time to invest with opportunistic strategies and (a lot of) dry powder.
