I had the pleasure of chatting with Jesse Mulligan on RNZ today about how putting people and the planet at the heart of housing can reimagine the way property development can happen.

Great to see progress on our new housing scheme on the river Thames, Taplow.
The repurposing of the old boathouse into two new dwellings with six additional dwelllings all fronting the river.
Manufactured housing has a lot of potential, particularly in the context of affordable housing solutions.
There are several advantages associated with them:
1. Affordability: The most significant benefit of manufactured housing is their affordability. They typically cost less per square foot compared to traditional stick-built homes, making them an attractive option for home buyers on a budget.
2. Quality Control: Since they are built in a controlled environment, it can potentially reduce the likelihood of construction delays due to weather conditions. Plus, materials stored indoors are less likely to get wet and damaged.
3. Customization: Manufacturers often offer various design and style options, which means buyers can customize their homes to fit their tastes.
4. Energy Efficiency: Many manufactured homes now come with energy-efficient features. Some are even built to Energy Star standards.
However, there are also a few drawbacks:
1. Depreciation: Unlike traditional homes, manufactured homes don't tend to appreciate in value over time.
2. Financing: It can be more difficult to secure financing for a manufactured home compared to a traditional home.
3. Land Ownership: In some cases, you may own your manufactured home but not the land it resides on, which may result in additional monthly costs.
4. Perception: There can still be a stigma attached to manufactured housing that can influence resale value and acceptance in certain communities.
In terms of marketing manufactured homes, highlighting the benefits of affordability, customization, and lifestyle flexibility is key. A well-maintained manufactured home in a desirable location can still be a worthwhile investment.
Overall, manufactured homes can be a good option, particularly for those entering the housing market, downsizing, or looking for affordable alternatives.

I chatted with Places for People's CEO of Regeneration and Communities, @AdrianBohr, about the housing association's land-led plans to deliver 5,000 homes per year by 2028.
Using a combination of direct delivery of homes on their own sites, and larger joint ventures with Homes England, local authorities and other developers, PfP is looking to steadily increase its building programme.
PfP says the strategic land division identifies “longer-term, slower-burn" land opportunities, with projects that are three to 10 years away from allocation.
While many housing associations are scaling back housebuilding to focus on existing stock, PfP is one of the housing associations that is aiming to expand its housing programme.
