As the price gap between freehold and leasehold condos in Singapore continue to narrow over time (from 20% in 2013 to just 4.7% in 2023), freehold condos might offer more value and stability in today’s market.

Asking ChatGPT why women live longer? Women tend to live longer than men due to a combination of biological, behavioral, and social factors: Genetics: Women have two X chromosomes, which provides a backup if a gene on one X chromosome is defective. Men have one X and one Y chromosome, with fewer protective genetic options. Hormones: Estrogen, which women produce more of, has been shown to have protective effects against certain diseases like heart disease. Healthcare Utilization: Women are generally more proactive about visiting doctors and adhering to medical advice. Risky Behaviors: Men are more likely to engage in risky behaviors such as smoking, heavy drinking, and reckless driving. Stress and Work Environment: Men often work in more physically demanding and hazardous jobs, leading to higher mortality rates. Social Connections: Women tend to have stronger social networks and support systems, which are beneficial for mental and physical health. Diet and Exercise: Women may be more likely to maintain healthier diets and exercise routines compared to men. These factors collectively contribute to the observed longevity gap between men and women.

Read this over the weekend and here are some good wisdom to share and reminder to self. 10 rules of Ikigai 1. Stay active; don’t retire. Those who give up the things they love doing and do well lose their purpose in life. 2. Take it slow. Being in a hurry is inversely proportional to quality of life. As the old saying goes, “Walk slowly and you’ll go far.” 3. Don’t fill your stomach. According to the 80 percent rule, in order to stay healthier Ionger, we should eat a little less than our hunger demands instead of stuffing ourselves. 4. Surround yourself with good friends. Friends are the best medicine. 5. Get in shape for your next birthday. The body you move through life in needs a bit of daily maintenance to keep it running for a long time. 6. Smile. A cheerful attitude is not only relaxing - it also helps make friends. 7. Reconnect with nature. Human beings are made to be part of the natural world. We should return to it often to recharge our batteries. 8. Spend a moment every day giving thanks, and you’ll watch your stockpile of happiness grow. 9. Live in the moment. Stop regretting the past and fearing the future. Today is all you have. Make the most of it. Make it worth remembering. 10. Follow your ikigai. There is a passion inside you, a unique talent that gives meaning to your days and drives you to share the best of yourself until the very end. If you don’t know what your ikigai is yet, your mission to discover it.

Doing some research for a new rental listing that’s asking above $50,000/mth and surprisingly, there are quite a few of such transactions and some even crossed $100,000/mth. Btw, I’m referring to condo, not bungalows. If you know anyone who’s living in these condos in Singapore, you know the companies they work for should be quite generous or their businesses should be doing well 😄

At current pace, 2 HDB millionaires are minted in Singapore everyday. Will I pay more than $1m for a public flat? I probably won’t. Just for reference, 655 private properties with at least 3 bedrooms were sold at an average price of $1.3m in the same period (Jan to May 2024). For a budget of $1m and more, I will recommend private properties over public housing for being less restrictive in ownership and also rentability.

Activate your 2-Factor Authentication (2FA) today if you have not! My wife's Whatsapp account was hacked recently and it has been a real challenge for her to reclaim her account. The turnaround time to reset the account once the hacker has activated 2FA on his/her end could be 7 to even 30 days. I cannot imagine if this happened to me as the hacker is simply going around renaming group chats and removing people from it and I just realised many do not activate their 2FA on their Whatsapp and Facebook account. You can follow the below steps to secure you account: WhatsApp: Go to Settings > Account > Two-Step Verification Facebook: Go to Settings & Privacy > Settings > Security > Security and login > Two-factor authentication As a matter of fact, 2FA is offered by most service providers such as your email, trading platforms etc so take one extra step to secure your privacy today before I receive funny messages from you 😄

This is why we must read beyond the news headlines. Straits Times painted a bleak picture where new private home sales plunged 51.7%. Business Times predicting a recovery in Nov and Dec. While I do not discount the fact that the dip could be due to new restriction imposed by URA on 28 Sep, but if the number of units launched in Oct is 68.4% lower compared to the previous month, a 51.7% reduction is sales volume is not that unimaginable isn't it? #singaporeproperty #singaporerealestate #propnex #jeronleedivision
