My real estate career really started on this day 11 years ago.
I was in the car on my way from Orlando to Columbia, SC when I got a call from Oxford Properties Group regarding a summer internship.
Looking back, the summer I spent at that pension fund was the most formative time of my life.
I learned more about real estate during those 3 months than I did during my time in college. I got to learn from some really great people and without that experience, I wouldn't have gone on to have the career that I've had.

This summer we’ve had the pleasure of welcoming four interns to Octopus Real Estate.
One of these interns is Benjamin Kumi, who has spent the past few weeks working with our Development Lending, Commercial Lending and Corporate Development teams.

⭐ What has been your favourite part of the internship so far?
My favourite part of the internship so far has been shadowing negotiations for potential deals that could occur with my manager Clare Grimes, it was great to see this process first hand and watch Clare in action.
⭐ What has been your greatest learning from the experience?
My greatest learning from this experience was finding out how the process of lending works within the different debt teams, it was really interesting to watch this process from beginning to end and find out how it differs between teams.
⭐ How has your time at octopus influenced your future career ambitions?
My time at Octopus Real Estate has definitely influenced my future career prospects and confirmed to me that financial services and real estate are two sectors that I would love to work in after I graduate from University.
As the summer season comes to a close, I want to take some time to share what I have learned at my job helping Jared Harris manage a large student/residential rental property portfolio here in Bloomsburg.
As a student housing company, our main goal for summer was fixing all of the damages in our properties to prepare for move ins this fall.
This was no easy task as college students tear through properties like no other. Communication and planning were key for us as we worked to get each place ready. Knowing who was in charge of each task and knowing the projected timeline for each task is what helped us the most this summer.
Learning to effectively schedule and delegate tasks to the appropriate people has been a challenge that we were faced with and have overcome this summer, but not without some hiccups. Things did not always go as planned, and we were required to improvise and create solutions to problems we were unaware of.
Meanwhile, we were working hard on the front end of the business to market our vacant properties, show properties to prospective tenants, take current tenants’ phone calls, and get new leases signed.
On top of getting the student rentals ready, we had residential tenants moving in and out of properties all summer as well. This allowed me to learn how to manage two different sets of tenants at once and understand the different challenges that each type present.
What I have learned this summer is invaluable to both my future real estate investing career as well as to my own personal skillset. I am excited to continue learning and growing my management, people, and communication skills as I head into my final year at BU!

Roth IRA Signing Day always marks concluding ceremonies for the Fairhaven Summer Internship Program. A special bonus goes to each intern so they can put learning into action by funding their very own Roth IRA.
Their summer schedule is chock full. We always start slow by learning to rise from our seats to greet someone with a firm handshake (no joke, that lesson is required on Day One every single summer...stand...make eye contact...and smile, for crying out loud!)
From there we progress to learn about small caps, rebalancing, REITs, covered calls, tax-efficiency, high yield bonds, podcasting, mortgages, the 415 limit, etc.
They also spend time outside the office on professional Field Trips to visit some of the extended members of the Fairhaven circle; CPA firms, institutional bond shops, ETF powerhouses and the office of the Mayor of the City of Wheaton. We even expose them to attorneys (How many lawyer jokes are there? Actually only three. The rest are all true.)

We are thrilled to highlight Project Destined Alums, Rettik Adhikari and Brandon Tatis who partnered to acquire their first investment property in #Detroit. The two outstanding New York City based alums acquired the asset with tremendous support from Detroit based Project Destined alum, Brittany McGee.
Rettik Adhikari is a Finance student at Baruch College and participated in our Fall 2020 Virtual Internship Program in partnership with REBNY (Real Estate Board of New York). He went on to participate or serve in leadership roles in programs supported by Annaly Capital Management, Greystar (Charleston), Olympia Development of Michigan (Detroit), Related Companies (Detroit), and Equity Residential (Atlanta). Rettik also actively participated in the BGO Fellowship Program and secured internships at Asana Partners and Wells Fargo Investment Banking.
Brandon Tatis is pursuing a Master of Business Administration at the University of Miami’s Herbert Business School and participated in our Fall 2021 Virtual Internship Program on Team Fannie Mae. He went on to participate in programs supported by Fannie Mae, Marcus & Millichap, Colliers, BGO, Eastdil Secured, CBRE, U.S. Bank, and Chatham Financial. Brandon also played a leadership role in the ACRE Multifamily Direct Lending Bridge Program, Housing Partnership Network Affordable Housing Bridge Program, Kayne Anderson Alternative Investment Management Fellowship and Eastdil Secured Commercial Real Estate Bridge Program and secured internships at Marcus & Millichap and DRA Advisors.
Reflecting on their experiences with Project Destined, Rettik Adhikari shared, "Project Destined has provided me with the essential skills to further advance my career in college. Thanks to the valuable skills and meaningful connections, such as Brittany McGee and Brandon Tatis, I've been able to acquire my first few investment properties. Just talked to William Go about how to get my first piece of real estate in 3 years. In this conversation, he helped reiterate a simple fact: In order to be successful in both careers and entrepreneurship (to raise money for real estate), I simply need to build accurate problem-solving skills. Academia constantly throws problems at you, but there are not often situations where "you fail and everything goes to shit." In conclusion, I needed to build my problem-solving skills, not through consistent low-risk scenarios (like academia or internships) but through high-risk accuracy-based projects where a mistake leads to catastrophe.
While I previously knew I needed to constantly take risks, I sat on my ass this last summer (not doing that), but this conversation inspired me to put my all into Treasure Hacks again. Interesting that immense motivation can come from reminders of previously considered and simple ideas.
