"The emerging Richmond industrial and logistics market continues to attract national recognition from tenants, investors and developers, in part for its access to major transportation networks—including the Port of Virginia, I-95, and I-64—which put Richmond within one day’s drive of more than half the U.S. population. A surge in tenant demand at the end of 2021 continued into the first quarter of 2022, resulting in sustained occupancy gains, constricting supply, and upwardly mobile rental rates. Of note, AutoZone recently announced plans to build an 800,000 sq. ft. distribution center in New Kent County."
