Existing industrial property owners in Northern New Jersey were hit in 2023 with a double whammy of shrinking leases and record new supply. Tenants are downsizing, with the average new lease size down 24% from 2022, but there is not enough small bay space available that fits their needs. Developers, meanwhile, are working through the last of their pandemic-induced pipeline, yet much of the stock is in larger facilities. Did you know Alliance and South Dallas have seen more industrial space added since 2020 than most other metropolitan areas have in the last decade? This record-shattering construction cycle in DFW’s outfield might be coming to a close, as recent figures suggest developers are beginning to look inwards once again as price differences erode. Outfield activity peaked in early 2023, consisting of nearly 83% of all ongoing industrial construction at the time. Since then, the spread has been shrinking as developers move forward with plans to bring new space to key infield locations like D/FW Airport or the Eastern Lonestar Turnpike. Newly christened projects, like the Shady Grove Logistics Crossing in Grand Prairie, show an appetite for new infield industrial space returning to the market. In Volume 1 of Industrial Strength: The Resilience of a Changing Market, the report focuses on the development pipeline in Atlanta. Since the start of 2023, Atlanta recorded historic construction totals with 40.7 million square feet delivered across the metro. Despite the recent surge, Atlanta’s new supply as a share of inventory remained below other top-tier markets across the nation. Now, the pipeline has softened to a new low since 2021 as 15.4 million square feet is currently under construction across the metro. The tempered pipeline will allow time for new builds to lease up.
