I enjoyed being at the Building Energy Exchange this morning to learn more about the new online Retrofit Playbook for Large Buildings launched by  NYSERDA, Urban Land Institute, RMI, and the BE-EX. It was equally great to hear about the groundwork being completed by the latest Empire Building Challenge winners, often at smaller, 100% affordable MFR and senior housing assets. The business case at these assets can be hampered by the fact that certain value add outcomes, like increasing rents, is not a core business plan play. Further, it was clear that funding is an issue outside of Federal and State incentives. It would be great to know how (if) private finance is supporting decarbonization in this important segment of the market. A real estate investor recently achieved a significant milestone by enhancing the NPV of its net-zero pathway by approximately $85 million. This achievement stems from the investor's implementation of modern strategies to develop asset-level decarbonization plans for over 750 buildings within a span of less than eight weeks. With a robust portfolio of around $20 billion in assets under management spanning various property types, this US-based investor has strategically optimized its net-zero pathway. The improvements made are projected to bring the NPV of their real estate investment trust's net-zero journey to a nearly neutral position. The positive impact of these initiatives is evident through various avenues, including reduced utility expenses, avoidance of existing regulatory penalties, and lowered capital costs achieved by streamlining projects and securing favorable procurement pricing.
