I learned a staggering statistic today... Almost three quarters of your single co-workers could qualify to live in #AffordableHousing in #Nashville. Per the Nashville Area Chamber of Commerce, 72% of Nashville's workforce earns $60,000/yr. The overwhelming majority of affordable housing programs require units to be restricted to serve folks earning 80% of area median income (AMI) or less. A 1-person household living in an 80% AMI restricted unit can earn $59,920/year and still qualify for an affordable housing unit. To put it simply: People you know, work with, and love qualify to live in affordable housing. We're not building enough of it, and these same people are struggling because of it. Santosh George, ASLA, MLA thank you for the invitation to speak tonight with the Greater Dallas Planning Council on housing challenges within the Dallas / Fort Worth area. What a great panel including John Schrader, Amruta Sakalker, PhD, Dr. Sana Syed and Gus Khankarli. A couple of takeaways: 1) We are growing from 8 to 11 million people in DFW by 2035. Most of the growth will happen on the far suburban edges making it critical for these areas to have dense mixed-use employment centers to help offset traffic. 2) Creating middle - missing housing is hard, remove the obstacles like parking requirements and costly permit fees. 3) Education - Education - Education, at all levels to have people understand that density is good for everyone. That density can be in the form of smaller middle missing housing to higher mixed-use buildings. 4) Roads define what can physically happen in development. Current standards are very suburban and support cars, only. We need to flip the switch and change to more context driven complete streets to force development to engage the streets in urban placemaking, not parking lots and backs of homes. 5) Many people are excited about Forward Dallas Lawrence Agu III, AICP, Assoc AIA and the vision it is giving residents to have voice in shaping policy and planning in the city. It is important to have these discussions and challenge ourselves to work for creative housing policy and development to make our cities beautiful places for residents to live and enjoy.

Proud to be a member supporting the #DallasHousingCoalition. #SmartCityTexas has the solution to the housing crisis and it’s really not that hard to wrap your brain around. In Industrial and commercial facilities globally they are universally all made with 2 things. Steel and concrete. We can use both at scale inside this metroplex with 150,000 vacant lots and an average age of housing stock over 40. There is a better way, a Safe/Smart way a United Way on how we can move forward at once. Factory constructed wall paneling systems based upon the Japanese method have been in production. Of modular housing since the early 70s. There it’s called Smart Housing, Smart City Texas calls it SAFE/smart. A smarter way to construct housing that is sustainable, attainable, resilient, and made from United States recycled Steel. That is the return on investment needed. A house that is Steel , with nearly zero wood products accept on finishes will lower insurance costs as there will be far less claims to be made against water damages and mold , galvanized steel does not rust , it’s rot proof, waterproof and fireproof. It is human proof. And perfect way to manufacture 5000 units per year for here in DFW. Houses that will last 100 years .
