Navigating Social Media & Online Scams in Real Estate Social media has become a top platform for promoting businesses, but it has also opened doors for scammers to exploit. Our recent $10K giveaway draw was targeted by a fake account trying to profit from the contest's popularity. Cybercriminals are hijacking accounts, posting damaging content, and promoting fake opportunities. With about 1 in 4 people losing money to scammers, vigilance on social media is crucial. Real estate is not immune to these scams. Having a vigilant Realtor and Real Estate advisor is more important than ever. Important Tips to Avoid Scams: 🚩 Wire or Deposit Instructions: Always get these directly from your Realtor and avoid links that ask to 'send money.' 🚩 Financial Information: Only share financial details with your agent through trusted contact methods. 🚩 Contractor Scams: If planning a build or addition, get recommendations from your trusted real estate agent. 🚩 Moving Companies: Choose a moving company with high reviews or one recommended by your agent. 🚩 'We Buy Ugly Houses' Letters: Before responding, get multiple opinions on your home's value to avoid lowball offers. ATTENTION VALUED CLIENTS We've noticed a surge in online scams where fraudsters are misusing our rental listings to target innocent tenants. Quick Facts: 1. Scammers are creating fake listings on social media platforms and collecting tenant contact details. 2. These fraudsters are directing tenants to our official Ray White viewings, falsely stating that our agents are in partnership with them. 3. Post-viewing, tenants are being lured with fake tenancy offers and asked for an upfront bond and rent. 4. They use generic Hotmail or Gmail accounts, NOT our official @raywhite.com email. All communications and tenancy offers will only come from a verified @raywhite.com email address. If you have any questions or doubts about a property you've expressed interest in, contact the Property Manager you met during the viewing. Let's work together and keep our community safe! Share and spread awareness! #raywhitetaylorrentals #raywhitetaylorrentalsparnell #StaySafe #RayWhiteAlerts

Vancouver’s go-to private equity lending. Unlocking your home’s equity with ease. Say goodbye to red tape at AdvancedEquity.ca
What do $16,612 in income and $50,137 in savings have in common with $182,079 in income and $350,137 in savings? Oh, just a little thing called fraud, courtesy of Realtor Rashin Rohani. She falsified income and savings documents to secure multiple homes. Should probably go to jail, but she only had to pay $130k. This kind of behavior paints a very bad picture of the real estate industry. Remember, one bad apple doesn’t spoil the bunch! #RealEstateFraud #MortgageScam #EthicalRealEstate #RealtorNews #BCRealEstate #IndustryIntegrity #FraudAwareness #OneBadApple #RealEstateIndustry #RealEstateEthics #StayInformed

Unfortunately the world we live in has become slightly slipperier with social media and online scamming. Most recently in the property space we have found fake landlords advertising properties, collecting bonds/rent and then disappearing. Please warn your friends and family who are applying for properties that are direct with potential owners and without the security of an agent to be diligent in their investigations before proceeding with any exchange of monies. #propertymanagement #melbourneproperty #scamalert #woodards

Making smart technology and access control better for all - Experienced in Asset Management and Value Add Operations, Construction/Reconstruction
Absolutely wild!! Who had "Squatters" becoming an issue for RE Investors on their Bingo card for 2024?? I don't know the particulars in this squatting case but it definitely raises some eye brows and should start discussion around security and smart key management. I know each State handles squatters and evictions differently and the reason people invest in "land lord" friendly states. In using OUR smart systems ownership would've received notification that the lock was offline and likely had been able to address the issue within the legal timeframe NY apparently has. C class assets and workforce housing tend to be the asset classes that experience these issues. They are usually located in less desirable and sometimes deemed unsafe areas. This is why as someone who owns in this class should evaluate and see if investing in smart security and access control systems makes sense. It also keeps your good residents feeling safe, and great at ensuring increase in occupancy/rental renewals. Our team at ePropertyCare is experienced in navigating the capital cost, ROI, and NOI discussions that comes with implementing these smart security/access control systems. Reach out to discuss! Do your research, not all smart technology systems are created equal! james@epropertycare.com PointCentral Alarm.com Building36 Technologies #multifamily #propertymanagement #smartlocks #accesscontrol #assetprotection #keymanagement #proptech
