MIXED-USE RENOVATION — This is what a 1.2 million+ dollar renovation looks like. Back in 2020 BLDG Projects led the architectural and engineering design for this orange-rated historic mixed-use building in #Wrigleyville #Chicago. Our client was #VistaProperty, and this location was one of their first properties in Chicago. We worked remotely with the Vista team, contractors, and other consultants in order to ensure that the project construction questions were answered and construction was completed in a timely manner.    For a project like this, stripping the building down to its essentials is key to avoiding future issues with plumbing, electricity, or heating — especially with a large franchise tenant on the lower level. Preplanning the most important construction items (typically not visible after construction is done) takes a lot of coordination and planning. While facing challenges due to the building’s triangular footprint + historic nature, our team redesigned a significant portion of the existing structure, added new structure as necessary, and engineered a new separate rooftop room to support our plans for a rooftop event space.    Additionally, we designed the ground floor structure that connects the basement ceiling and first floor “floor,” laying the groundwork for a second design team to complete the interior of their commercial space with kitchen. We worked with the kitchen designers in order to properly spec the HVAC systems and ductwork shafts as needed.    Projects like these are incredibly complex. Working with an inexperienced firm can lead to rising construction costs, months of unfinished work, or waiting on a permit. Or is it a palace for the kings or the super rich? Is it just decoration, a facade of the building? What does the layman think of Architecture and what does he expect from Architects? Architecture Through the Ages From the Pyramids, Palaces, Forts and Monuments, Temples, Churches and Mosques and Modern Skyscrapers for Offices, Malls and Apartments, Stadiums and Factories were considered the chief job of the Architect. Homes were considered too expensive to engage the services of Architects except for the very rich. Most people managed with builders to construct their houses. Why is a house so expensive and not affordable for the Millions? With present advances in Science and Technology it is certainly possible as was the Vision of Buckminster Fuller. The Building Industry is an informal sector consisting of masons, carpenters, electricians and other labourers. It is the Architects that can lead the Builders, Contractors and Developers so that it is organised so as to make it possible for each family to own a house that is safe, comfortable, and aesthetically pleasing not only for the owner but for any visitor to the neighborhood. And being affordable for all. This does not mean cheap housing that becomes a slum over time. It requires understanding about materials that are locally available as well the methods of construction that are more efficient and that requires educating and up-skilling the labour. This in turn requires changes in the Curriculum of Schools of Architecture and also present practice of Architectural Firms. This will also bring about more employment of young Architect graduates as the Construction Industry becomes both Organized as well as decentralized unlike mass manufacturing as it is a localised process suitable for diversity of environments. This also entails changes in Financial Management of projects and services which are lagging behind Technology. In the 2nd Part I will go into the details of various aspects of Architectural Education and Practice that can help achieving a Home for each family, a better Work Environment and Cultural and Recreational facilities for All.
