Ingleton House stands among eight locations pinpointed by Brentwood Borough Council for the creation of a zero-carbon (in-use) housing initiative that promises to be well-integrated, sensitive to its surroundings, secure and fully accessible, with a scenic communal courtyard complementing the dwellings. Preliminary masterplan studies conducted as part of the redevelopment proposal have revealed the feasibility of demolishing the existing structure to make way for a new residential complex, potentially comprising 26 apartments or 15 houses featuring a variety of one, two, and three-bedroom layouts. Poole Dick Residential Projects The Clayworks, Smithfield, Stoke-on-Trent https://lnkd.in/e7PUri3x THE CHALLENGE This development included the design and construction of a 12-storey building, to include 151 private rented sector apartments together with associated communal space. The building also includes a commercial unit completed to the ‘shell’ level on the lower ground floor, with associated public realm spaces around the perimeter and the provision of a temporary car park separate from the site. Denver-based Revesco Properties partnered with Davis Partnership Architects to submit plans to the city of Denver on February 2 to convert a 16-story office building at 475 17th St. into about 210 affordable and market-rate apartments. The building was designed in 1973 and is currently 57% vacant. No leases will be ended early because of the possible conversion. Looking at the makeup of the proposed conversion, two-thirds of the apartments will be for people earning 80% of the area median income or below. One-third will be market-rate apartments. There will be studios, one-bedroom, two-bedroom and three-bedroom units. There is no parking onsite. The completed apartment building is located in London Borough of Islington. The apartment had once been part of a single townhouse but has been subdivided into apartments for many years. This subdivision resulted in some awkward layouts. The kitchen was cramped and dated. We redesigned the kitchen as part of a comprehensive remodelling of the apartment. A new real estate initiative is bringing a giant building to the state’s capital city… Here’s what you need to know. Oklahoma’s Tallest Building Coming Soon Legacy Tower in Oklahoma City will soon be considered the tallest building in the country and reach a whopping 1907 feet. NOT TO MENTION, LEGACY TOWER WILL BE THE TALLEST BUILDING IN THE WESTERN HEMISPHERE AND THE 6TH TALLEST BUILDING WORLDWIDE. This upcoming building will also dethrone the One World Trade Center in Manhattan as one of the highest buildings. Legacy Tower’s 1907-foot height refers to the year Oklahoma joined the union. Originally, the building was going to be 1750 feet tall… However, the team behind the initiative asked the city council to approve a zoning change to make the building even taller. The building is looking to house over 1,000 luxury apartments, at least one hotel, and offices. Oklahoma’s tallest building will be part of Boardwalk of Bricktown. The development will be built in phases, with phase one constructing a hotel and two residential buildings. Phase two will construct the Legacy Tower. Altogether, the project will be completed in 5 years. With the real estate game always changing, it’s important to always keep your ear on thr ground for new developments that could soon be going sky-high.

These standards not only ensure compliance with state regulations but also empower the community to maintain local control over projects. We have recently partnered with Mission Viejo to revamp the design process for developers. Veteran Housing Corp is still trying to wrap its head around the numbers. 273 units at a cost of $150 million, or $549, 450.55 per unit? Can someone explain why this makes any sense? What are the proposed rents for a studio, 1 bedroom and 2 bedroom apartment? Affordable Housing? If the project is using government grants, tax credits or incentives, or other types of government financing, what is the affordability period for this project? Does this project accept HUD/VASH or Section 8 vouchers?
Level 10 Construction is pleased to be the builder for Harrington Heights, a new $150,000,000 affordable housing project at 1320 Broadway that plans to break ground this month in downtown San Diego. “For this area, it’s just going to be an amazing project; it’s going to be part of a larger effort to improve the East Village community,” said James Rock, development executive with Chelsea Investment. Designed by Joseph Wong Design Associates, the 15-story Harrington Heights at 1320 Broadway will have 273 apartments – 224 studio apartments of 352 square feet, 22 one-bedroom apartments of 625 square feet, and 27 two-bedroom apartments of 908 square feet. The project has outdoor/indoor community space on the third, seventh and 15th floors, including a top-floor deck with views of downtown. “We want to be sure that they have a nice space for them, not only to sleep but also a place to interact with others,” Wong said. An application we submitted to retrofit and extend Aylmer House in Harlow town centre has been given a resolution to grant, subject to a S106 Agreement. 29 new one, two and three bed apartments will be created, following the recommendation for approval of plans for a two-storey upwards extension and conversion of the building’s second and third floors from commercial to residential. An existing Wetherspoons public house, at ground level, will be retained. “Harlow town centre is undergoing an exciting transformation and we’re working closely with Harlow Council to help achieve their vision for a more residential-led townscape and, in particular, deliver more new homes within the town centre itself,” comments our associate planner, Hannah Fawdon MRTPI. “This includes redeveloping commercial premises as residential, to mitigate against the continued problem of vacant office space. “Aylmer House occupies a prominent position within the town centre boundary and was identified within the recently adopted North Development Brief as having the potential for new residential apartments and increased height. It was therefore a credible candidate for redevelopment and we were pleased to bring forward this application on behalf of our client, Martorana Properties.” adds Hannah. The newly approved proposal will see the height of the building increase to six storeys and has been designed with architectural detailing to match the neighbourhood, including a contemporary sawtooth roof and green cladding. This design approach is welcomed in the planning officer’s report, which states “the proposed development is considered to significantly improve the appearance of the existing building through the use of contemporary architectural design and materials. It is also positive that it would repurpose and extend an existing building to prevent its demolition, presenting a much more sustainable solution.” The report further praises the wider benefits the redevelopment will bring, particularly the delivery of new homes within a sustainable location, the introduction of a green roof to enable a 100% biodiversity net gain, adequate noise controls to minimise impacts to residential properties arising from the ground floor pub, provision of carbon reduction measures, and it being car-free.
