Happy 3 weeks at BAM to the new members of our team! On their first day, the BAM team took an impromptu outing to view and discuss the historic architecture of the Bradbury Building. Glad they took this opportunity for a group photo! The Los Angeles Conservancy describes the Bradbury Building as "the oldest commercial building remaining in the central city and one of Los Angeles’ unique treasures." The building has also been prominently featured in media including the film Blade Runner, and music videos from Cher and Janet Jackson, to name a few. A bit of a historic mystery surrounds the design, as the Los Angeles Conservancy notes that the identity of the final architect is up for debate. Mining and real estate millionaire Lewis Bradbury initially hired architect Sumner Hunt, who submitted the completed design. Hunt was replaced with George H. Wyman, as "Bradbury felt that Wyman could understand his own vision for the building better than Hunt." However, there is no evidence that Wyman changed the design. Cities around the country are embracing the trend of adaptive reuse, finding new uses for old buildings instead of demolishing them. Houston is no exception. Recently, Pagewood and Wile Interests announced plans to convert 10 former railroad buildings into mixed-use space, totaling over 513,000 square feet. The redevelopment, called East Blocks, is located in east downtown Houston's industrial area and designed by global architecture firm Gensler. With no zoning laws dictating land use or density, Houston developers are increasingly choosing to repurpose existing buildings. Historic Preservation is a passion that flows through us here at Christman. It's so much more than saving a building. It’s about preserving the stories, the energy and the history the building holds within its walls, as well as making a positive environmental impact by reusing and revitalizing existing structures. Here’s our series, “Discovering My Passion for Preservation at Christman.” Today, hear from Tom Whitmore, our Vice President of the Historic Preservation Group. “As someone with a background in architecture and timber framing, I've always been comfortable in both fields. When I got the opportunity to join the Preservation Group at Christman in DC, I never anticipated how naturally preservation would come to me. This role has truly highlighted my love for fixing things. New construction is rational and mathematical, while preservation construction is a mental puzzle, requiring extensive research, investigation, and subjective decision-making. It demands exceptional teamwork, as misinterpreting or ignoring the real intent of a preservation project can be easy. I thrive on the challenge of diving into technical details and building teams unified towards a common goal. Seeing team members get inspired by the lessons of history and increasing their participation levels is incredibly rewarding. One memorable moment was in 2007 when I was closing up the Lincoln Cottage site for the day. I noticed a board with nails sticking out of the ceiling, posing a safety hazard. Upon closer inspection, I discovered markings on the top-facing side of the board. After consulting with the project conservator, we carefully removed it and found it was hand-painted with the name of the building’s architect, John Skirving, in Victorian script. The board, originally part of a shipping crate, had been used as a “rat-board” during the building's initial construction. It felt like finding a postcard from the past. Preservation has become more than just a career; it's a passion that drives me. The intricate blend of research, technical skill, and teamwork needed to breathe new life into old structures is both challenging and fulfilling. A complex and challenging ongoing project, located on the banks of the Derbarl Yerrigan Swan River, surrounding an active racecourse and accessed from a primary regional road... Understanding the precinct holistically has been key to shifting the various planning levers at the right time to unlock the next step in project delivery without delay. Project challenges and opportunities are interrelated have required a full appreciation of the site and its constraints, stakeholder values and future (and concurrent) sub-projects to maintain the overall precinct planning vision.
The $4bn Belmont Racecourse redevelopment will be a city shaping precinct and our element team are pleased to support Golden Group across key aspects of the project including recently securing approval for the development of 74 townhouses within the emerging precinct. Planning approved for a change of use from a church to a dwelling. Whilst the the importance of protecting community uses is a valuable consideration in planning policy, there are some instances where the demand for such uses has run its course. This was the case for this fantastic former church building in West Devon, which can now be transformed into an impressive feature dwelling, ensuring its long term maintenance and contribution to the designated townscape. Great working with New Space Architecture Limited in achieving the conversion, which required demonstrable evidence and extensive pre-submission consultation in confirming the previous use was no longer viable. #planning #architecture #heritage #conservation

The sensibilities of Gothic structures are often more exaggerated at this time of year, as the low light levels have a tendency to amplify their inherent mood. Whilst out on a site visit recently, I managed to experience this slightly heightened sensation through the remnants of what was originally a Picturesesque landscape setting in the Staffordshire Moorlands. Warder’s Tower was originally built as a folly on the edge of Kynpersley Reservoir, but more importantly, it was just visible as a focal point within the idealised landscape setting of Knypersley Hall. Built by John Bateman in 1828, it was part of the process of completing the reservoir, which had been designed by Thomas Telford and built by the engineer James Potter in 1827, to feed the Caldon canal. The reservoir is the only large collection point on the River Trent, which starts as a series of small springs just north of this location in Biddulph Moor. The tower was originally used as a gamekeeper’s lodge and later formed part of a carriage way (developed by his son James, the famous horticulturalist) that was ‘littered’ with picturesque elements of interest as it meandered through the estates of Knypersley and Biddulph, which were both owned by Bateman family. Whilst the other elements of this once grand, picturesque landscape have now faded, the passing years have been kind to the tower and it is now mainly used as a nesting site and bat roost, which given its gothic style, is perhaps the most appropriate outcome one could have imagined for a folly of a bygone age!
