Some of the proposed amendments include: 🔸 Increasing the time a landlord must occupy a rental unit after ending a tenancy for personal occupancy to 12 months from six months. 🔸 Restricting rent increases. If a tenant adds a child under age 19 to their household, landlords can’t increase rent above the annual allowable rent increase even where there’s a term in the tenancy agreement stating rent will increase with new occupants. 🔸 Increasing the time a tenant has to dispute a notice to end tenancy to 30 days from the previous 15 days.

Los Angeles County’s Board of Supervisors unanimously voted today in favor of providing free attorneys to low-income renters facing eviction in unincorporated areas. The details: The policy — which still needs a final vote before it is scheduled to take effect on Jan. 1, 2025 — would be the first of its kind in Southern California. It comes at a time when lapsed pandemic renter protections have caused a spike in eviction filings leading to thousands losing housing. The fine print: The program will only serve renters in unincorporated parts of L.A. County such as East L.A., City Terrace and South L.A. neighborhoods like Florence-Graham. Tenants will also need to have a household income of 80% or less of the area’s median income. Under current guidelines, that comes out to $77,700 for an individual or $110,950 for a family of four. Since 1969, NYC rent stabilization laws have governed 6+ unit rental buildings built before 1974. Recently, rent-stabilized landlords' trade associations challenged the 2019 amendment in New York federal court. They argued: * 2019 law's restrictions on reclaiming apartments from tenants violate Cedar Point Nursery v. Hassid ruling (2021). * Rent-increase limits are a "regulatory" taking of property, based on a 1988 dissent by Justices Scalia and Day O'Connor. The NY district court and 2nd Circuit rejected these arguments, but they're now before the Supreme Court, seeking to proceed. The landlords cite the 8th Circuit's Cedar Point-based ruling on a Covid-19 eviction moratorium. Whether the Supreme Court will hear the case is uncertain but a ruling could impact NYC's housing market, potentially altering rent stabilization laws and property rights. 📌📝Here is a guide for knowing your tenant rights. Parents if you have first time renters give this to them and make sure they read it thoroughly and understand. As a property manager I see a lot of first-time renters really not understanding how it works and putting themselves in bad situations that could have been prevented.
