This ADU project proposed by Housable in Orange County will convert detached garages (8 parking stalls) into 2 new detached ADUs within an existing multi-family community. The ADUs will each have 800sf of living space with 2bd/2ba layouts. The parking impact from this project will be offset by relocating the parking to an underutilized open space on the property. 🏠x2

Can backyard cottages unlock America's housing crisis? Arizona's recent "casita bill" permitting the construction of ADUs highlights a trend gaining momentum across several states. ADUs offer an innovative solution to housing shortages, providing smaller, affordable living spaces and additional rental income for homeowners. However, they come with challenges like construction costs and potential impacts on community dynamics. Stations near the green belt: Bexley Station... Today we looked at how many homes we could fit on the site of Bexley Station, a car park in a conservation area but incredibly well served by public transport. Our sketch showed how we could fit around 235 homes in a mix of 10 and 5-story buildings, providing Gross Development Value (GDV) of approximately £55 million, with a build cost estimated at £32 million. This would generate a population yield of 350 people, including 35 children, but also leave 8,000 square metres of open space for door-step amenities like play areas. #BexleyStationProject #GreenBeltDevelopment #UrbanRegeneration #AffordableHomesBexley #SustainableUrbanDesign #PropertyDevelopmentUK #CommunityFocusedLiving #EcoFriendlyHomes #InnovativeHousingSolutions #SmartCityLiving

Let's talk about ADUs. You might be more familiar with them under other names like "granny flats," "in-law suites," or "backyard cottages." Essentially, ADUs are secondary living spaces attached to or located on the same property as a primary residence. They can take various forms, including basement apartments, garage conversions, or detached cottages. ADUs have been gaining popularity for several reasons. They provide a practical solution for families seeking additional space for elderly parents, adult children, or guests. Furthermore, they open up opportunities for homeowners to earn extra income on their property. Information from Tim Lawless - This also applies to the NT..... We need in the NT to revisit the ability to build Duel Occupancy on existing single lots 700m2 or larger and simplify the planning process for it.. With Australia's #housing sector moving into a worsening undersupply, focus is turning to some of the more 'immediate' solutions for improving rental supply. Secondary dwellings such as granny flats are just one of the options getting more attention. CoreLogic Australia, together with Archistar.ai and BlackFort have identified 655,000 existing homes across Australia's three largest capitals that would be suitable for a granny flat. Read the full detail in the report here: https://lnkd.in/gWFaUnHw

This piece describes a collaborative effort to feasibly increase housing stock with ADUs. If you have a big enough yard this seems like a reasonable idea. However, in urban locations with limited space between dwellings, I wonder how the buried utilities for these ADUs get routed to the street without major disruption to existing driveways, walls, trees, and fences. More roofs mean managing additional storm runoff. Some details to figure out. Jeremy Liu

Commercial & Project management, Land Acquisition and Business development for SME developers, main contractors, and subcontractors. leinsterlandandbuild.ie landoptionsireland.ie
Just had a look around Ennis in County Clare, and there's no shortage of potential development sites within the settlement boundary. Whether you're after a self-build plot, a small development, or a larger project for housing associations, the opportunities are plentiful. I've found several plots with huge potential, from big back land spaces to smaller infill plots. Some already have infrastructure in place, making them even more appealing. Often, these plots are underdeveloped, and their owners might not be actively marketing them. Don’t hesitate to approach them—they might be open to a deal. For larger projects, consider exit strategies with local authorities and housing associations. Work with consultants, architects, and engineers who know the local market. In Ennis, every detail must be spot on to drive maximum value. Need help navigating these opportunities? I can assist. #PropertyDevelopment #RealEstate #Ennis #CountyClare #DevelopmentOpportunities #SelfBuild #HousingDevelopment #landoptionsireland

Sharing a neighbor's post. If you live in Solon area, please consider signing. #savethetrees. Also, sign if you are not in Solon. We need to protect mature trees. Please consider signing the petition "Save the trees! Change Project 7 in the Master Plan for Solon City Park in Solon, Ohio." You can read more and sign the petition here: https://chng.it/5r2XdGfLyF PROJECT 7. What is it? The city of Solon has approved a Master Plan for renovating the city park. Many of the approved renovations are sensible and will provide much needed updates to the city park. However, one of the approved renovations is bad for Solon. The city refers to that renovation as “Project 7” in a mailer sent to Solon residents a few weeks ago. The problem with Project 7 is that it involves destroying well over 60 matures trees in order to make room for pickleball courts. The amount of damage to the city park will be irreparable. I do not oppose the construction of pickleball courts in the city park. I just believe that there are other spaces in the park to build those courts. The trees that will be demolished are the last section of the original forest that was present on the grounds that became the Solon city park a few decades ago. This section of the park is relatively small compared to the park as a whole, but it is one of them most pleasant parts of the park. The mature trees that are planned to be destroyed provide serenity, temperature control in sweltering summer days, extraordinary aesthetic value, and a respite from the sun to dogs and humans who walk or jog in the park. The fact that such a precious space will be destroyed is just heart breaking. I am positive that the city can preserve the trees and build the desired pickleball courts. But we have to speak up and let the city know that the trees matter to us. Together we can save the trees!
