Riverside, CA, stands above the rest of the pack for year-over-year multifamily permitting growth. Multifamily permitting here more than doubled, accounting for 7,329 new units authorized for #construction in 2023. Riverside’s proximity to Los Angeles is a driving force behind its multifamily sector expansion. According to Apartment List, 59.5% of new rental demand in Riverside is arriving via Hollywood Boulevard. This offers a favorable middle ground between traditional single-family homes and towering 50-story buildings, which can help alleviate housing shortages. Charlotte’s Uptown/South End region has seen a growth rate of 107.7% since 2012, which was 8.8% higher than Dallas’ Frisco/Prosper submarket, which came in second place. Since 2012, we’ve seen 4,093 new apartments built, with another 4,874 apartments now under construction. According to CoStar, Cleveland ranks among the top three U.S. markets in terms of rent growth, having expanded for two successive quarters. Its significant outperformance against other markets is attributed to its affordability and balanced construction activity. There appears to be a correlation between rent growth and the number of new units introduced to the market. For instance, Downtown and University Circle, which had the most new units, experienced less than 2% rent growth. On the other hand, areas like Brooklyn Heights and Lakewood/Parma, where rents are 20% to 25% lower than the market average, witnessed rent growth exceeding 5%.
