🏠Did you use alternative financing other than a traditional mortgage to buy your home? Do you know someone who did? If so, then I want to hear your story! ☀️This summer, I’m partnering with the Pew Charitable Trusts to gather stories from homeowners all over the US who have used alternative financing options such as: rent-to-own, contract for deed, seller financing, land contract, and personal property “chattel” loans. 💡Although these “alt-fi” arrangements are widely used, not much is known about how people find out about different financing options, the hidden costs, potential savings, or how well these plans work out in the long-run. By sharing homeowner’s personal stories, our goal is to help inform policies and improve consumer protections for these alternative arrangements. 👤If you are: (a) 18+, (b) used alternative financing to buy your current home, and (c) a US resident living in either VIRGINIA or WEST VIRGINIA then we’d love to hear from you! I stopped using RIBA 5 years ago. My secret is the prophetic model. Today, I turn renters into homeowners. Community home financing can be a surprise for many Muslims. I have clients: → Waited years to save for a down payment.  → Got credit cards their credit scores → Paying the Highest interest rate. Just so they can keep up with everyone. The big problem? They sold their faith for a home. → They could have used the Muslim community to finance their home. Here's how I help them: We use the prophetic tradition of community investing. What an excellent story from The Pittsburgh Foundation on Catapult Greater Pittsburgh's Next Steps Fund, which helps homeowners cover closing costs so that they can achieve their dreams of homeownership. "Home ownership is a way to create generational wealth, but many Black families have been kept out of the housing market by racist practices or, if they did buy homes, were not given resources or support to keep them in their homes and neighborhoods. ... The Next Steps Fund has helped 50 families buy homes in the Pittsburgh area. Brock was among the first, with the fund helping with the closing costs on her three-story home in the Sugar Top section of the Hill District. The professional counselor had saved money for a down payment, taken first-time homebuyer courses and knew she wanted to buy the house next door to her grandmother’s. When Brock last lived at her grandmother’s house, five generations were under the roof. She needed just under $5,000 to seal the deal, and the Next Steps Fund gave her a check that she took to her closing." "Be Careful What You Wish For" In uncertain times, the Federal Home Loan Banks (FHLBanks) provide assurances of liquidity and stability to members large and small. Some advocates argue the FHLBanks should not serve large members and instead should focus just on small members and on providing affordable housing grants. These advocates have clearly not looked at the underlying FHLBank data, otherwise they would see that (1) ~100 large members allow the FHLBanks to offer low-cost financing to thousands of small members, and (2) large members are critical to the System's ability to offer the level of affordable housing and community development grants that they offer (approximately $1,000,000,000.00 in grant funding available in 2024).
