The NCC 2022 outlines that a deck is not considered an unroofed terrace and is therefore not permitted to be located less than 900mm from the boundary line as per Part 9.2.9 whether combustible or not. In a recent project, we had a townhouse development that featured decks positioned within 900mm from the property boundary. Here's what you need to consider in this scenario: A Fire Engineering Performance Solution is required to allow the construction of a timber deck within 900mm of the boundary line OR the decking is required to be set back a minimum of 900mm from the boundary to achieve compliance with the Deemed to Satisfy Provisions of the NCC 2022. Following the announcement that six of our projects have been shortlisted for this year’s #LRWAawards2024, - we’ll showcase each one of them over the coming weeks…..starting with Millstream West, where we worked alongside the fabulous team at Premier Property and Construction. The existing single-ply and warm roof construction had suffered significant failures, leading to consistent insulation saturation. Addressing this issue required meticulous planning, especially in the plant area where air handling units, pipework, cabling, and ductwork complicated the process. The office space was also occupied throughout the works so quick and streamlined installation was required, with little disruption to the day-to-day running of the building. The challenge extended to coordinating detailed solutions around equipment and inaccessible areas. Robust details were crucial, particularly under large air handling units (AHU) where the existing warm roof construction couldn't be reached. The main compound, extensively damaged, received an additional layer of protection through Wecryl 420 Textured Coating. This project showcased the complexity of the installation, the meticulous coordination and the successful application of the Weproof 264 system to achieve a watertight and resilient roofing solution. #proud #finalists #roofing #waterproofing #specification #WestWood #WestWoodUK #WWUK

🚧 In the heart of Hedge Barton, Tunbridge Wells, CG Construction swiftly responded to an urgent call, averting a potential threat to a resident's static home caused by a small landslide. Our emergency works unfolded seamlessly to ensure the safety of the community. In a comprehensive project overview, safety measures included the implementation of a road closure. We then executed an excavation spanning 16 meters, reaching the required depth and width. Auger holes strategically placed were reinforced with RSJs and encased in concrete. Timber hardwood sleepers were delicately inserted between each section, creating a robust foundation. The backfilling process involved utilising rejects to support the retaining wall. To enhance the landscape, the path beside the static home was meticulously levelled and adorned with shingles. The existing fence was reinstated, bringing a sense of normalcy to the surroundings. Surplus spoil was efficiently removed with the help of a grab, ensuring a thorough cleanup. Remarkably, the road, once closed for safety measures, was meticulously swept and reopened within a commendable 7 days. The result? A delighted client and satisfied neighbours! Our quick response and expert execution not only safeguarded the static home but also maintained the integrity of the entire area.
