Recently I was researching best practices in #stratatitle building maintenance and came across this excellent summary prepared by the Facility Management Association of Australia (FMA) called the Good Practice Guide for Multi-Unit Residential Buildings. Covering everything from the characteristics of multi-unit residential buildings, stakeholders, sustainability, contracting, monitoring and reporting across the main operational areas including energy, water, waste, aintenance, safety, dangerous goods, hazardous materials, health & safety, essential services, emergencies, and security. It’s from 2012, so appears to have been lost in the sands of strata time. But it’s still relevant, full of excellent information and tools, and [in my opinion] a great resource for strata buildings, committees and managers when considering building maintenance issues. https://lnkd.in/ey_Zff76

One of the most common issues property managers face is dealing with disgruntled residents. In my opinion, this should not be a part of your day-to-day life. Here's why: After working with residents for over 20 years, I have come to understand that most problems boil down to one thing: 𝗖𝗢𝗠𝗠𝗨𝗡𝗜𝗖𝗔𝗧𝗜𝗢𝗡. Most residents are incredibly supportive and reasonable when it comes to allowing suppliers to carry out required work on their properties. However, what they don't like are surprises! I can totally relate to this—there is nothing worse than not being informed about certain works taking place and how they might affect you. At the end of the day, if we are maintaining a tower block, our work will impact the daily life of everyone in that building. As the works commence, it is our duty to keep residents informed of our operational plan.
