One of our focuses in 2024 is to foster even stronger team cohesion and collaboration, and earlier this week we successfully hosted our inaugural Co-Working Day in Toronto ๐จ๐ฆ. The Toronto team enjoyed a productive day at our WeWork space, shared waffles, and for some, met in person for the first time. It was inspiring to see our Toronto Hub come together so effectively. We worked... โJust two years after it went public, the once high-flying real estate business WeWork Inc. filed for bankruptcy without ever having figured out how to make flexible workspaces into a profitable enterprise. [..] Instead of boring cubicles surrounded by beige walls, Neumannโs firm promised a fun space to spend time with colleagues, with beer on tap, ping-pong tables and plenty of cushy hang-out spaces for dreaming up the next big thing. In the process, it voraciously snapped up office space around the world, at one point becoming the largest private-sector tenant in cities including New York and London. WeWork might be done for. Today TechCrunch reported that the office rental firm is struggling to survive in a post-pandemic world, with WeWork itself announcing โsubstantial doubt exists about the companyโs ability to continue as a going concern.โ This company has been a part of my entrepreneur journey long before I launched my first MVP. During one of my earlier sales roles, I lived in Kent but travelled into London one day a week to be around the buzz of WeWork Southbank. I met many founders such as Oleg Fomenko and heard inspiring stories of people doing extraordinary things. It broadened my thinking and made me believe that I could be an entrepreneur one day, ultimately prompting me to move to London as I believed being in the city would give me a better shot. In 2019 I launched my first presentation analytics startup and despite the monthly cost, I purposefully chose to base myself in a WeWork in Paddington. It gave me a daily routine, made me work twice as hard than I would have done at home and it was there that I might many other inspiring founders (Jamie B. Nicholas Bransby-Williams Tonisha Tagoe FHEA Mark Rushmore to name but a few). I learned so much from this community of founders and owe so much of my journey to them. When I became sick of working from home during my time at Hopin (a fully remote role), WeWork became an outlet to get together with other colleagues once a week and decompress. Have water cooler conversations. See a cool new part of the city. Take a table tennis break. Friday beers. Be human again. So I for one hope it finds a way to renogotiate its leases, increase sales, decrease churn and finally turn a profit to make it through. Whatโs been your experience of #WeWork?

WeWork is a cautionary tale of what can wrong - but it's also a story of a business leader who took risks, and who, at times, was on top of the world. As it says in the article, in 2010 when WeWork launched the conditions were perfect - but did they adapt as the conditions charged? Arguably not. Key Takeaways: โข The โGrow-at-all-costโ model is not sustainable. In order to survive, especially for startups, we have to focus on the profitability and operational efficiency of the business. โข Consistency is key. You cannot chase growth if you do not have consistent profitability. Growth and profitability are synonymous, thus you have to ensure your business generates profit before looking at growth. โข How does WORQ grow sustainably? We are demand-driven, we first secure the demand before we expand. This ensures our profitability as we achieve a high occupancy rate before our outlet even opens. โข Many corporations are moving to flexible working because of benefits such as easy access to amenities, reduced rental cost and reduced ownership to maintain their office. โข WORQ is able to work with landlords to provide these coworking spaces because we bring in more rental yield, branding and vibrancy into the space. Moreover, we can also provide access to more tenants which the landlord previously did not have. โข WORQ plans to deploy 100k to 150k square feet of our spaces by the next two years.
