"Region’s deal for Cooleman Court was struck at slightly above the mall’s December 31 book value of $73 million but incorporates the expected valuation gain from the expansion of the Woolworths supermarket within the centre, which is due to be completed by Christmas. The mall had a peak value of $76.5 million at the end of December 2021. Known by locals as “Coolo”, the 10,469 sq m neighbourhood mall in Weston, 12.5 km south-west of the Canberra CBD, is anchored by Woolworths and Aldi supermarkets, and includes a Reject Shop, Best & Less and 33 specialty tenants. Region Group acquired Cooleman Court on an initial yield of 5.5 per cent, but with the potential to lift that return to 5.8 per cent through leasing vacant space in the mall. New info is emerging on the Red Lobster Chapter 11 case. As of now there are 200 leases on the cancellation list. As of their petition date, they operated 551 U.S. and 27 Canadian restaurants. Below are the top ten states where leases will be cancelled. Although FL represents less than 9% of the portfolio overall, it's responsible for almost 22% of the store closures. In a state that seems to have outsized population migration and demand I thought this was an interesting twist. I have long thought Red Lobster was a risky investment from a landlord's perspective (inflated rents, PE ownership, outdated brand etc.) but if it was to succeed anywhere I would have bet on Florida. QLD Woolworths-anchored Warbu-Bellmere shopping Centre sold by CBRE agents Michael Hedger and Joe Tynan Supermarket giant Woolworths has sold the recently opened Warbu-Bellmere Shopping Centre to a Melbourne-based private investment group for $37.75 million representing a 5.52% yield, setting a benchmark for neighborhood centre transactions in 2024. The Centre features the latest format Woolworths Direct-to-Boot drive-through service, and includes an alfresco food and dining precinct with cafe, pizza, kebab and sushi operators. Key tenants include BWS, Discount Drug Store and Snap Fitness.  Joe Tynan added, “Bidding was very competitive with multiple offers presented and the purchaser securing the property on an unconditional basis.
