M&A From the plane. Should I buy a runway for my plane? I'm often asked why I don't post about real estate M&A. The short answer is I do very little in the real estate world, but that doesn't mean I am not interested in real estate. Case in point is a recent article in "Pitch Book". I think this article speaks volumes about the state of the real estate market and if the real estate market is heading for trouble or if the good times are still with us.

🏢 Real Estate Investing Journey 🏢 🔸 Starting Small, Dreaming Big 🔸 Looking back at our real estate journey, it's incredible how far we've come. Our first property was just 36 units, and we saw great potential in it. We even converted an office space into an additional unit, bringing it to 37 units. However, we quickly realized the importance of scale. Managing smaller properties was challenging, as we couldn't have the right on-site staff. 💡 Key Lesson 1: Aim for 100+ Units 💡 After that initial experience, we made a decision: no more deals under 100 units. Scaling up allowed us to have dedicated on-site management, making everything much smoother. 💪 Gaining Confidence 💪 That first deal served as our proof of concept. We knew we had the education, knowledge, and experience, but successfully executing that deal gave us the confidence to keep going. 📈 Growing and Raising Equity 📈 The next deal was a substantial jump, a 216-unit property. With the success of the first one, raising equity became more comfortable. We kept building our track record and taking on larger properties. 🔝 Handling Bigger Deals 🔝 As we gained more experience, the size of the deals started to grow significantly. Managing properties with 200-300 units became second nature. We had to bring together a reliable team and secure substantial loans, but the acquisition process remained familiar. 💼 A 70 Million Dollar Deal 💼 We recently closed a massive $70 million deal with a $50 million loan and $20 million in equity. It wasn't easy raising that much equity, but the challenges only made us learn and grow even more. 🍪 The Cookie Cutter Process 🍪 Interestingly, as the numbers got bigger, we noticed that the rest of the process remained pretty similar. Sure, there were complexities, but the core principles of acquisition and executing the business plan remained as our trusted 'cookie cutter' approach. 🌟 The Journey Continues 🌟 We're excited about what the future holds for us in the real estate market. With valuable lessons learned along the way and a solid team, we're ready to take on new challenges and achieve even greater success! #realestateinvesting

Here is how you make money in CRE: Adding value in areas where others overlook. This is a project my team completed in 2020. When we started looking at the project, we were hesitant. It was in a small market outside of a tertiary market. But: - The tertiary market had seen massive rent growth and was pricing people out. - The land was priced well. - It solved an affordability issue So, we went forward. When we finished the project, COVID hit basically the same week.... This added to our worry about leasing up even more... We pushed through. Today: - It's fully leased and cash-flowing 15% COC to our investors. - If sold, investors would triple their money. We saw a market issue, and we solved it.
