Exclusive Noel Kavanagh interview - our deep dive into this superb Kavanagh Belsize Park store in London, one of the most liked and commented on stores of 2023 globally. ✅ Trading for almost a year, the retailer has been blown away by the customer reaction with sales increasing month on month and smashing both initial and secondary store targets. The Group invested £3.5m in the revamp. ✅ Kavanagh Group has drawn on its rich Irish heritage and UK trading experience to develop the Kavanagh’s Belsize Park concept. The company operates 12 Musgrave SuperValu stores in the Republic of Ireland ✅ There’s a large focus on fresh foods and products being freshly prepared in front of customers such as sushi at the sushi bar or ready meals from the store’s own kitchen: “It’s all about theatre as you move through the store – the idea was trying to create theatre everywhere you turn,” Noel Kavanagh Jr, Managing Director of Kavanagh Group says. ✅ Despite the focus on premium – 55% of the range comes from 100+ artisan suppliers based around London – the remaining 45% is supplied by Booker Group /Tesco (compared with 90-95% at its Budgens stores). That means Kavanagh’s has both the ranges that excite customers and those quality lines that keep them coming back but also offers a mid-tier range with Booker’s Jack’s brand in categories across the store. ✅ While fresh food is at the forefront at Kavanagh’s, behind the scenes, there’s a startling amount of new tech, which is keeping the business firmly on the front foot. ✅ Kavanagh, for one, is happy to have completed the first year of trading but is already eyeing the next opportunity. “We pitched Kavanagh’s Belsize Park as a truly independent, premium fresh food offering so it’s important to get a year under our belt – it takes a year for it to settle down,” he says. “We see it as a flagship but if we can get the right locations, there’s an opportunity to roll this concept out. This is not just a struggling business; it's a struggling brand. Years ago, they missed a massive opportunity to anchor into the #modernfarmhouse trend that was pretty much universal. They also could have better capitalized on 'post-church / Sunday brunch' culture, which was right in their wheelhouse. Putting the obvious issues w/ political affiliations and cultural issues to the side... this once-great casual dining spot has missed the mark on simple logo design, store/customer experience, and more. They let a good thing linger too long and now have a brand that is in a tailspin. We're rooting for you Cracker Barrel - but you need a full refresh. Our recommendation: 1. Expand your general store. Embrace the treasure hunt and partner with places like Homegoods to sell off excess inventory and maybe even do a collaboration. 2. Invest heavily in your social / email and digital content. 90% of your media spend should be on content creation on these main channels. Then lean into your OOH with strong attention-grabbing headlines/images within a 10-mile radius of your stores. 3. Get your food out in the world anywhere you can. Recent Red Lobster 🍽 store closures and a looming chapter 11 bankruptcy has been tough to witness, given their long-dated roots to my home state of #Florida. Bill Darden founded and opened the first Red Lobster #restaurant in 1968 in the city of Lakeland, Florida, and over a 50 year span they went on to become the largest seafood chain in the US, while also expanding globally 🌎 to over 700 locations. It's just wild to me that a concept that big, with so much experience in the game struggled to adapt to current times. But after giving it some thought, I'm not really sure how they could have gone about it with the "Foot" of inflationary pressure being simultaneously placed across the "Necks" of #seafood, #labor, and #location. People might say, well they could have sold more of this or done more of that, but honestly it's like asking Toys-R-Us to stop selling toys and start selling car tires to kids. There was no way that Red Lobster could have completely avoided the macro snowball that was heading their way without principally destroying their concept. In the end - I think the Red Lobster concept simply got caught in the middle of a nasty dual ⚔, one that existed between food sustainability and sticky restaurant category growth (Fast Casual, QSR and High-End). And as the poker players of the world would put it, perhaps it's just a "BAD BEAT" after a really good run! For all of you unfamiliar with #retail real estate.. I know #apartments have been the hot girl on the block We focus primarily on #shoppingcenters. Think of #grocery anchored centers or centers where you see tenants like TJMaxx, Ross Stores, Inc., Homegoods, PetSmart, DICK'S Sporting Goods, etc. You also find a lot of high traffic driving out parcels: Chick-fil-A Restaurants, In-N-Out Burger, Verizon, AT&T, Chipotle Mexican Grill, Aspen Dental and others I know just about everyone seeing this has been to one of these centers in the last 2 weeks..so yes they are performing very well. #realestate #retail #grocerystore #commercialrealestate #traffic #discount #drivethru #qsr #deal #investments #money #inflation #syndication

It is harder to run a profitable restaurant today than it was 10 years ago. Everything is higher now: food costs, labor costs and especially rents.
