June marked the HIGHEST Return-to-Office Rate since the pandemic, reaching 71.9% recovery compared to 2019! In addition, Overall Foot Traffic (residents, visitors, employees) in June was also up at 84% compared to 2019. Excellent job Cuyahoga County Planning Commission! I enjoyed reading this first report from the County-level and it's so important to see where we stand from a business, jobs, population, housing and transit standpoint compared to our peer regions. We are highly urbanized, which is why it is so vital to continue building and preserving greenspace, parks and trails - especially around our waterfronts! Interesting to read that while population has shrunk County-wide, the number of households has increased (and across the Midwest the average household is in the range of 2.19 to 2.52 people). We have a strong GDP and high payroll numbers compared to our peers, and above average self-employment but overall low labor force participation and low educational attainment. We also have the second oldest average housing stock (avg age 1957), more then 40% of our households rent-burdened (spending more than 30% of income on rent) and very few new housing starts, exacerbating un-affordability despite relative low housing prices compared to income. I was surprised to see we have low vehicle ownership and higher transit usage (especially rail) than our peers. We must rally: people over cars! From an environmental standpoint, we are moderately high risk with about half of our days being 'moderate' for air quality (as opposed to good the other 1/2). According to FEMA, the County has a high 'Social Vulnerability' score, and a very high level of 'Community Resilience'. Download the free report!

Colliers Minneapolis 2Q2024 Office Market Report - Now Available 📃 https://ow.ly/gvKn50Sx0fe 💡 Surprising to see the amount of available sublease office space in the Twin Cities has increased after a downward trend the past two quarters. 3.6 million square feet available now … keep in mind before Covid this number historically hovered around 1.1 million square feet. 💡 US Bank vacated 342,000 SF of office space at the corner of 35W and 494 in Bloomington adding this vacant space to the multi-tenant market. The buildings are ready to accommodate office tenants of all sizes now: common areas have been renovated with an impressive amenity package and move-in-ready spec suites are available. 💡 Downtown Minneapolis’ office vacancy rate rose to 22.6%. To compare to nearby large markets: Chicago’s downtown office vacancy was at 20.8% at the end of last quarter and Denver’s was at 22% at the end of last year.

📈 Don't underplay the power of data in preparing masterplans, planning applications and planning justifications. 🏦 Insight into the composition of the local area and its existing community can be hugely helpful to town planners, architects and developers. A greater understanding of context could help a proposal better integrate into an existing community by identifying where there are gaps or imbalance in existing provision of different uses, spaces, facilities and opportunities. This could help: ➡ define a development layout. ➡ define the overall mix and schedule of uses. ➡ identify appropriate heads of terms (e.g. skills, training and employment provision). ➡ identify what benefits are being delivered where policy exceptions or harm may need to be overcome (e.g. public benefits cases, provision of new community facilities). 🌱 🌳 Working with the existing ecosystem in an area means that developers can be assured they are delivering the right benefits for the area (where are the gaps, what do communities need?) and are making the right choices to benefit their schemes (are the proposed uses in the right place, is it a commercial prospect?). It may be surprising to some, but data can be both interesting and insightful (coming from a former data analyst turned town planner 🤓). This morning, I was excited to see that Birmingham City Council have released their own data tool to help share the joy. Using Power BI it meshes mapping and statistics into one place. Having now had a play, I can confirm it is easy to navigate, compare data and contains some very interesting datasets. I have already garnered some additional insights which are helpful to my current projects on this stormy Thursday morning. I hope to see more of this from other Local Authorities.
