Permitting fact 3 of 5. With the amount of rain and flooding we received this year, and Florida’s propensity to get a lot of rain water whether from scattered showers, tropical storms, or hurricanes, this changes how Public Works & Storm Water Departments look at drainage on all lots, particularly scattered lots. A good Permitting Department will reach out to these departments and ask about the effects of rain in their area and what they see as change for future permitting regulations to stay ahead. It also shows that you as a permitter/builder understand and care about this issues in those markets. More to come later…..

Here are the highlights from an email the City of Omaha sent to citizens at 8:56am with the excellent news of no known casualties: Emergency update 8:00am Saturday: -Omaha Fire has completed a search of damaged homes. Fortunately, no deaths are reported, and very few, minor injuries. -Common Ground Community Center at 1701 Veterans Drive is open for anyone who needs shelter. -Please report property damage to 211 or online at dogis.org/211 to make a report. -Pheasant Point landfill will be open 6am until 3pm Saturday for debris disposal. -Green debris limbs must be cut into pieces four feet or smaller. Home appliances and hazardous materials are not accepted. -Power restoration is still in progress by OPPD. -Eppley Airfield has reopened for aircraft operations, but delays are expected. The passenger terminal was not impacted by the storm however damage assessments in other portions of the airport continue. -A multi-agency news conference will begin at 3pm this afternoon to provide updates. I have never told a driver to 'hurry up!' on the way to a fire just because the sprinklers are flowing. We don't have easy access to zone shut-offs for a reason. Instead, we should focus on creating an evacuation path and getting to the fire quickly, allowing the sprinklers to do their job. It's always better to let the sprinklers work while we aggressively target the fire. After all, we can always dry out the damaged property, but we can't undo the damage caused by the fire.

How often do you inspect your property for broken glass? If it’s not “frequently,” you need a property manager to make sure no windows are broken in sheds, along exterior walls, etc., as your insurer may deny claims from floods or theft if windows were previously broken.

I recently reviewed a title report and found some interesting documents that could save the client thousands of dollars! Basically, two neighboring properties share a driveway and storm water facilities located on the client's property. The documents I reviewed entitle the client to compensation from the neighbors for their use of these facilities: So, instead of paying for 100% of the upkeep of the driveway (eg maintenance and snow removal), and costs for operating the storm water facility, he discovered that he was entitled to 2/3 reimbursement from the neighbors! Don't underestimate your title report documents. Read through each document and understand the burdens and/or benefits provided.
