Another year at my hometown rodeo, the Elizabeth Stampede. Another year of my electric cooperative and CoBank customer, CORE Electric Cooperative , sponsoring the event. Thanks CORE for your concern for community!
ICYMI: "The program also includes a generous incentive of up to $9,000 for a new EV lease, or up to $2,500 off a used EV lease. The maximum incentive is available for leases on a three-year term, or longer.
People earning 300% or below of the federal poverty level are eligible for the program’s incentives. That works out to earnings of less than $45,180 annually for a single person or less than $93,600 for a family of four. The program will run through June 2025 or until funds run out."

Today was a beautiful day in the PNW. Luckily, I spent most of it outdoors helping to pull together a media event for the launch of Washington's new EV incentive programs.

How will the world change on May 28? The new Ocean Shipping Reform Act begins to change everything - the Detention and Demurrage Rule tells us how. But not everything is crystal clear, so this year's AGRICULTURE TRANSPORTATION COALITION (AgTC) Annual Meeting will be full of new thoughts, new solutions, new players, new service providers, and new questions for the industry, shipper, FMC decision-makers. www.agtrans.org/events

As far as “Happy Columbus Day” that depends on one’s Perspective.
Excerpt from Zinn’s book:
Zinn is certainly interested in overturning the popular mythology surrounding Christopher Columbus, and he is unsparing in his condemnation of the famous explorer's treatment of the Arawaks. Indeed, he describes Columbus's policy as that of genocide, driven by a desire to squeeze as much wealth as he could from the inhabitants of the Indies. But as Zinn says, the point is not to, "in telling history, accuse, judge, condemn Columbus in absentia." In the chapter on Columbus, which also serves as the introduction to A People's History, Zinn is interested in making two broader arguments using Columbus. The first is that the "quiet acceptance of conquest and murder in the name of progress," which he detects in the works of Columbus historians like Samuel Eliot Morison, is "deadly," because it makes it easier to forgive such acts in our own time. The second, historiographical point, is that Columbus's apologists are typical of historians who view history only from the perspective of "governments, conquerors, diplomats, leaders" and other powerful figures and institutions. Zinn's aim is, of course, to turn this narrative on its head, emphasizing the perspective of common people. From this point of view, Columbus appears not as a conquering hero, but as a man who ushered in a disastrous series of events for Native Americans.
Congrats to the good folks at Western SC | Economic Development Partnership and the South Carolina Department of Commerce! Their hard work, as is often the case, was a huge factor in getting Columbia Vehicles to locate in Aiken/SC! For those not immediately tangential to this deal like we were, I thought it might be interesting to overview from a broker's perspective how deals like this come together.
- In this deal, we represented the seller. (I've included a Case Study and Video as reference for the steps we took in representing our client). Our fundamental goal as fiduciaries for our client, Fenix Manufacturing Solutions, was to maximize their return on the building. Ultimately, we ended up with two different prospective buyers at the table, both of which would've been impactful for our community. Of particular note here is the $/SF that we were able to demand for the facility, given market factors at play including limited availability of facilities. We negotiated hard using the data at our disposal. Additionally, we were able to close quickly (64 days). Glen Caulk with Nelson Mullins Riley & Scarborough did an tremendous job representing the seller as attorney.

- Damien Lanclos, CCIM represented the buyer, Columbia Vehicles. His role was to locate the best facility for his client, whether in the CSRA, or some other market. Damien was thorough and pushed hard for his client. Upon putting the property under contract, Damien worked diligently on behalf of his buyer to investigate the property via typical due diligence assessment and more specifically, regarding environmental concerns. Damien leveraged the Property Condition Assessment on the property to push for a reduction in the sales price, which he ultimately received. Additionally, Chris Driver and Hull Barrett, PC represented Columbia Vehicles on this deal as attorney, and were a pleasure to work with.
- Western SC | Economic Development Partnership and the South Carolina Department of Commerce ensured the site was competitive nationally, balancing tax incentives with substantial community and economic benefits. There are relatively stringent requirements related to the quality and pay of jobs that are produced. While the taxes paid by the entity end up reduced, the jobs produced and the ripple effects of the income spent in the community more than offset any incentives. (I don't have visibility to what those were).
This deal not only represents a significant transaction but also a strategic investment in our community’s future, demonstrating the powerful impact of collaborative economic development!
