December has been a productive month, with three more SoLa projects receiving their Certificate of Occupancies (COO). Thank you City of Los Angeles Department of Building and Safety (LADBS), Los Angeles Department of Water and Power (LADWP), and Mayor Karen Bass for helping prioritize 100% affordable projects via ED-1. The policy changes are working! Project Firth – SoLa Impact's 9th affordable housing development to receive (COO) – was indicative of the challenges housing developers face across the board. Sometimes, our LinkedIn posts read like Instagram stories -- highlighting only “shiny” vignettes of success. But at Firth, there were a lot of stumbles, mistakes, and obstacles before we got to the end. Firth’s 39-unit construction began during COVID, which caused the project to be nine months behind schedule. Our contractors struggled with significant increases in material costs and supply chain issues, which led to cost and time overruns. We even had to work through a hurricane in California mid-August! When we take “the picture” at the end (see video below), it all looks great. And fortunately, the building was leased in four weeks with long tenant waitlists for units at better than pro forma rents. Firth stands as a symbol of SoLa’s grit and determination in persevering to complete tough projects. Scalably building high-quality, affordable and workforce housing is never easy – especially in California and particularly when you have to watch the “nickels and dimes” as a private developer. But California desperately needs affordable housing and we have to find ways to deliver units faster, cheaper, and better – so SoLa will continue to work tirelessly to deliver on the remaining 30 projects and 3,000 units we have in our pipeline, and then continue to build more. #AffordableHomes #SoLaImpact #FirthLiving #RealEstateDevelopment #CommunityBuilding #SustainableHomes #LAHousing
