Vacancies and rent in the metro Denver area remained relatively steady in Q3. The latest report by Metro Denver (via DenverGazette.com) shows that the vacancy rate was at 5.4% in Q3, delivering only a slight decrease over Q2. The average rent moved up by 0.5% from Q2, and 1% YOY, to $1,888 a month. Meanwhile vacancies across Denver are looking pretty good with four of the city's six counties experiencing a decrease. For all Californians that think vacancy control and a repeal of Costa Hawkins will bring lower rents just look at what New York vacancy looks like 4 years into vacancy control. New York City has only 1.41% vacancy rate with less than 1% vacancy rate on rents under $2,399. If California and more specifically Los Angeles repeals Costa Hawkins, we will more than likely have much lower vacancy rates in Los Angeles with higher rents as the supply of available units dwindles down.
