Why are property management companies not hiring project managers instead of property managers to run their properties?🚀 This is a question I have asked multiple property management executives. Every time, I keep thinking they’re going to tell me there is something special about property management that a traditional project manager would not be capable of handling. Every time the answer is “project managers are too expensive.” This blows my mind. For an industry that in most cases is attempting to squeeze pennies out of dollars, you would think efficiency and strong business processes would be at the top of the list. And it is in conversation, but there seems to be a disconnect when it comes to how properties are staffed. For some reason, most property management companies attempt to blend the role of community manager and project manager, which often gives you the worst of both worlds. Then subjugate the other operational roles to a position that is spread so thin they can’t be great at either. I honestly wonder if it would be cheaper to hire a strong project manager and centralize multiple properties under them. Then hire less expensive staff to be the face, and focus on community engagement. From what I’ve seen, most people who are drawn to site level property management stay because they feel like they are serving the community on the property. That’s why they’re willing to tolerate the low pay and frequently insane working conditions where they are trying to run a multi million dollar asset on a multi thousand dollar budget. It seems like splitting these roles out would serve everyone involved, make it easier to find qualified people (because you’re not trying to find a unicorn who’s good at people and process), and create a more scalable operating model.
